We rented a 1 bedroom flat from Richmond Estates for year in BS7. Our experience was wonderful, they helped with everything, they don't harrass you, like other agencies. They handled the deposit in the right way, we got it back quick! I can only recommend Richmond Estates!

Andrew and the team have managed our properties in Bristol for the past 5 years. I can honestly say that Andrews property knowledge Is second to none. We’ve had great feedback from our tenants about Richmond Estates. As an agency they have never let us down and I would highly recommend.

AVOID!!!!!!!!!!!!!!!!I pre-paid 12 months rent on 15/02/22. When I signed up, I explicitly stated to the landlord that I would only be staying 12 months due to plans to purchase my own home after 12 months. I was an ideal tenant, and left the property in perfect condition on 12/02/23. I have documents which evidence that the agreed move out date was 14/02/23. I absolutely never gave consented to be attached to the property beyond the move-out date of 14/02/23. The landlord Andrew Koller-Kovacs is pulling a fast one and trying to bully me into paying rent and council tax for a flat which I do not live at and have zero access to. This is illegal. The council have advised that his behaviour is illegal.These are my other concerns about the property:• Despite the flat being a hefty £825 per month plus bills, the landlord had not made the flat accessible to the internet whatsoever - There was just a bunch of loose wires. When I finally got the landlord to hire someone to make the flat accessible to the internet, landlord hired a conman who had no idea what he was doing. The man the landlord hired literally just screwed in a random plastic 'dud' box and left. The dud box did nothing.• For approximately 7 weeks the buildings' main front door lock did not work and therefore the main front door was open and accessible 24/7 which is a massive safety and security risk. There were dodgy-looking characters who did not live at the building hanging around the front door, which made me feel unsafe. I reported this safety issue to the landlord. Instead of taking action, he just sent me a rude e-mail and the door continued to be broken for over a month after that. As a single woman living alone, it made me feel unsafe to know that strangers were able to access the building.• Inside the flat, the landlord made no attempt to safety proof two very sharp edges - Therefore, no-one over the height of 5'2 can safely live at the property as people taller than 5'2 smash their heads against the edges. During the 12 months that I was living at the flat, three of my guests accidentally smacked their heads badly on these very sharp edges which left bruising and lumps on their heads. This is a massive safety issue.• The initial contract that the landlord sent me states that the landlord is responsible for the payment of council tax, electricity, water, internet and gas.• The general interior of the communal areas of the entire building is unhygienic, stained and neglected and smelly.Both the front door of the flat, and the door between the kitchen and bedroom did not fit the door frames whatsoever.• The water pressure in the kitchen tap was awful.• The stairs up to flats 9 and 10 are far too steep and narrow, and the handrail not suitable. I witnessed x2 people falling down the stairs and hurting themselves badly as the staircase is not safe nor suitable.• During my time living at the property, on the top floor there was/is a ladder which has someone's blood on it for many months.• The top floor of the building is much hotter than the bottom and middle floors. During the heatwave in the summer, the flat was so hot that the flat was uninhabitable. Several of my guests said it was the hottest room they had ever been in.• One of the tenants living below me used to play his music so loudly that it would shake the building. It led to late night-arguments between neighbours (including what sounded like physical altercations, which made me feel frightened)• The phone signal in the flat, wider building and local area is awful• The light switches, toilet seat, bedroom blinds and kitchen tap are extremely poor quality, barely functional and break easily• Other reviewers have commented that they believe that a lot of the positive reviews left on the landlords internet reviews are fake reviews. I totally agree - They are obviously fake reviews.Update: Since sharing this review, the landlord has been harassing me daily in an attempt to get me to remove it. He’s a criminal.

I have enjoyed a really nice and very convenient renting arrangement even under difficult circumstances during the pandemic situation. The house and room were as expected and of a good standard. All communication was very friendly and helpful. I absolutely recommend Richmond!
