Owners attempting a sale on the property and building works in progress. Not overly friendly as more interested in her holiday. The stand-in was really nice, smiled, friendly and helpful. The beds, we had a twin room, we're children's beds so slightly small. The view from the bedroom looked over the river, lovely. Milk was presented in plastic tubes which were not easy to open. Breakfast was microwave porridge, oat dust really, preference is proper Scottish porridge, such a shame. Wanted an evening meal and Banchory was suggested. Mostly take away places, spent over an hour looking for a restaurant, found one tucked away it was brilliant.

Lovely little river side bnb, beautiful hill views, attentive service, tidy clean room, hot shower, delicious breakfast available with unlimited juice and hot beverages.Pool table and opportunity to bring your own drink! Would be great once they have the bar up and running.Difficult to get signal but there is in-house WiFi. Little slow.Would highly recommend.

We stayed here for one night with dinner. The owners were friendly & welcoming and the room was comfortable and clean. There are also lovely views of the river & hills, and walks through the woods nearby.Dinner was a good range of fairly traditional meal choices, but all homemade with a bit of love, and very good value. Breakfast was freshly cooked to order; the fresh fruit salad was a nice tough.Slight niggle: the sliced white bread for breakfast; I'd have preferred something a little nicer!

Very nice guesthouse with lovely owners and in a great position for many things to see and do. The room was spotless and the breakfast was very good. We are planning to come back again!!

I was very disappointed after booking for my wedding. I gave my card to reserve the hotel and then individuals from the wedding were either booked in by myself or called up. A few days before the wedding the owner told me she had been about to release the rooms after not writing down a booking from my husbands aunt. The person taking the bookings didn't write down the reservations correctly after that either and gave more rooms to some friends we didn't know were staying there. This meant we gave up our room to help with the overbooking. I later heard from a friend that the staff(owner I think) told my new relatives that the entire thing was my fault which was a lie. Even if it hadn't been a lie, as a person who runs my own business, I would never blame a customer in this way it is disgraceful and the people who heard told me they weren't impressed. The breakfast staff were also rude asking guests 'who are you?' as a greeting not even a good morning. This included my new husband. I feel that the impending sale of this guesthouse is wise given the lack of hospitality and organisation shown. The only exceptions I would say was the sister of the owner and her husband. They made a good effort to save the day and the location is beautiful. However severe changes would have to be made before I would recommend this place. Although I feel an apology is due to me I'm certain one will not be received.

Cute rooms and cute place. Rob is a super attentive guy and really friendly. The setting looking over the hills and over the river are pretty awesome. The Scottish breakfast in the morning was the absolute best.

We have stayed here a couple of times, this time after our own wedding for a night. We booked the whole place out. The hosts were amazing and even made up our bed as they knew we just got married. They cooked us dinner and let us have the run of the place. Amazing service both times we have stayed.

Stayed for a wedding, very kind service at check in, owner’s brother and sister-in-law were lovely, but the owner herself and the rest of her staff were rude and inconsiderate, they had double booked several rooms, greeted all guests at breakfast with the unsmiling question ‘Who are you?’ including the groom, instead of a good morning. Asked for late checkout and was told the cleaner is too expensive for that (another strange thing to say to a guest). Honestly a very cute little inn, nice location, but the way we were treated by management really soured the experience, I would not recommend it.
