It was amazing! The people owning this little pension are amazing the room was amazing (It was bigger then our own bedroom at home) real confy bed nice bathroom. Really nice place. All ready looking forward to go back(Beachfront photos are NOT made from the pension, but it is only a 10 min walk from the beach

Rough and ready with standard UK seaside Guesthouse fare. Room was spacious but dated. Bed was comfortable.You get what you pay for.No reception / night porter. Check in at other guesthouse three doors up.

The room was dirty and very cold. It took almost 24 hours before they would turn the heat back on, and it was only 45 degrees outside. One guy came three times, but never could figure it out. The guy who finally fixed it the next day said that the guy in the office is not very smart. So why do they have someone like that working for them? The beds were comfortable and the WiFi works great. The advertised “sea view” is deceiving.

It's okay, bed was comfy, shower was good. Only negative things I can say about this hotel is that the TV signal was shocking, kept cutting out every few minutes, the bathroom had a smell like it was the product you put in between tiles and it's also false advertising on the booking websites, the pictures you see on the websites aren't what you get in real life unfortunately :( so yeah, only 3 stars from me.

My single room was much, much smaller than I anticipated, but as one of the cheapest options for private rooms in Brighton it was acceptable. There was a kettle and tea/coffee available on the night stand and standard toiletries for the shower. Nice and quiet stay, comfortable bed, clean bathroom- though as a North American, the tiny sink with two faucets was a bit of a hurdle. Was also not expecting a bead-curtain instead of a bathroom door. Still pleasant overall!

We picked this guest house based on its proximity to where we needed to be.While I can't fault the location, albeit right next to a busy road, I was a little disappointed in other aspects.1. We could not find a single member of staff to help us. Where is the desk? Thanks to our welcome email we knew how to get in and found our room easily.2. The room, was nothing at all like the photos, this is false advertising! Our room was clean, had a double bed and only one bedside table. There were no table lamps, and no drinking glasses. I've been drinking water from a coffee mug.I'd have preferred 2 pillows, I propped my one up with my towels.3.The toiletries provided were fine and good quality, as were the towels. Thank you.But the bathroom had one little hand towel hook and nowhere to put your towels while I showered apart from on top of the loo.There was no where in the shower as well to put your toiletries apart from the floor. A small shelf would have been useful.While mum was trying to adjust the height of the shower it fell down!All in all the place did what we needed, gave us a comfortable bed for the night, but nothing really more. We were only here the one night, I think a longer stay would have been harder.

We got moved to this hotel as the room at the initial property we were due to stay at needed maintenance. We got an email informing us of this the night before we were due to arrive, so very short notice. I spoke to one guy on Friday night who was very helpful, but Saturday morning was a different story and was quite stressful due to poor communication. We arrived to find a very different hotel to the images found on Google and I do not know how this place has achieved a 3 star review. It’s a dump! A large gap at the top of the bedroom door meant extra noise. The bathroom door doesn’t close or lock. There were blood dots around the sink and suspicious brown speckles on the toilet seat. Paint flaking off around the bath. The towels smelled of fried food. In the bedroom the base of the bed was stained and no balance sheet was provided. Only two pillows were provided for a double bed and three grubby, stained cushions were placed. Brown specks were found on the pillow cases. Dust covered lamp bases, cupboards that pop open & don’t close fully. The decor is also poorly done. Sticky backed plastic has been used to cover the work tops in the bedroom, but this hasn’t been fitted correctly or trimmed. The windows don’t close fully which meant the room was noisy and draughty. This was especially fun when we could hear the antisocial behaviour from the group hanging around the church across the road. We tried to find another hotel but there was nothing under £300 per night. We also got back from a gig at 11pm so too late to take the 5 hour drive back home to Devon, when we had an earlier start and long day due to travel this morning. This hovel is being run remotely, which it didn’t appear to be previously from the old photos of a tidy, clean guest house. I understand costs have risen, but the cost of someone staying on site to care for the place as well as manage the service is not one to be skimped on. I would advise anyone looking for somewhere to stay in Brighton to avoid it like the plague. Disgusting. I won’t return and definitely do not recommend.

This could be a lovely little traditional seaside guest house. I was downstairs in one of the two basement double rooms which was of ample size and had a good en-suite bathroom. However, the moment I entered the room I was struck by an unpleasant smell which reminded me of a gym changing room- the smell of unclean trainers and unwashed gym clothes. The bathroom also smelt of damp. I’d hoped that I’d be able to get used to these smells over the few hours but unfortunately not. Both rooms had very pungent smells which were difficult to ignore. It’s shame because the bedroom and bathroom were clean and well presented.

This is a really nice guest house. Tom and George are super helpful and friendly. Room was clean, had all that we needed, including a mini fridge, plus had some quirky decor. Breakfast was nice and tasty.Some minor things weren't perfect, small towels, awkward to use bathroom sink, and a shower with annoying mixer taps (getting the right temperature was tricky).But overall a welcoming guest house which I will definitely return to.

The room was quite a good size and clean. This room was the first room from the front door and was really noisy when guests came in or out. Also there's a bus stop directly outside and on a busy road so noisy. Cars were screeching up and down the road at all times of the night. The hotel has changed hands in the last few months apparently so the majority of reviews are irrelevant now especially the good ones.
