One problem after another.Not long into my tenancy we were being chased for an un-paid energy bill owed by the previous landlord. We had a debt collector visit the property on several occasions and although I tried to inform Watts&co of this issue they took no action. It reached the stage where a court proceeding was scheduled to obtain entry to the property to fit a pay as you go metre. You think it would be in their best interest to stop this from happening, but I practically had to hound Watts&co to finally act.Sometime during the middle of winter, they capped our heating leaving us without any. They control the thermostat from the head office and without any communication chose to cap our temperature, it was so low that the heating failed to come on even at the scheduled time slots. I tried to reason with Alex but let’s just say the conversation turned curt and unprofessional.Don’t expect to receive any notice that they will be entering the property. I genuinely don’t know how many times they chose to enter the property except I would come home to find a new fire alarm fitted to the wall, a fellow tenant saying a viewing had been carried out on my room (no 24 hour notice round here), or a text at the end of the day to say an inspection meant they entered my room to carry out a repair (never even knew an inspection wasscheduled to take place).All in all, communication is extremely poor leaving you as the tenant powerless. Sorry to say I wouldn’t recommend them to anyone, the only saving grace is they didn’t attempt to withhold any of my deposit.

Definitely scam company. I started an application and in the “how to rent documents” sent by them, it was stated that the holding deposit MUST be refundable. Now, they are not agreeing on returning my holdings deposit despite the fact that the are the one who decided not to let the property to me. Plus, each employee gives different opinions and decisions about the same issue; seems like tenants’ luck plays a role. Very disappointing.

Do not rent with this company. They took over from our previous landlord. The only way we could get in touch with anyone in the business was to go through “rent payment” option. Upon which they would happily pick up the phone. We have not been tenants with them for over a year now and are still having issues. Finally… on the day I handed over our property’s keys they left me waiting outside the office for 45mins. Once again. To get in touch with someone in the office, had to go through payment section.Ignore the five star reviews from “people” who have only ever posted 1 review below.I hope in the future you sort out your communication and from reading reviews your properties.

Due to unfortunate reasons, I had to move out of the property. But living there for the past 16 months has been the most pleasant experience I've had.If you are looking for an honest, kind, patient considerate and understanding lettings agency Watts and Co are perfect for you!!!!Watts and Co has been the best lettings agency I've dealt with so far, as I've dealt with plenty in my student years and having to move house every year. I've yet to meet an agency so pleasant and honest throughout the whole tenancy agreement.A special thanks to Sam my landlord, Frankie, Alex and Chris for making my first time living alone so smooth and pleasant, you've all been great keep up the great work that you do.If you are looking for an honest, kind, patient considerate and understanding lettings agency Watts and Co are perfect for you!!!!

I spent 9 months in the apartment and it was an exceptional experience and moment. I enjoyed the view of the park and I was been there every day. Sam was a friendly and he is a nice man he helped me a lot since I moved in and he tried his best to help me and make me feel comfortable in the apartment cause when I need something he always feels happy to help me thank you very much and hope to come back again. Highly recommend

AVOID!!!!!!!!!!Avoid if you want stress free tenancy!!This company is a scam!! The way they conduct business is disgusting. Their communication is very poor, their excuse for everything is that they are always short staffed. I have been left with no electricity for day. Hot water don't work and they don't care.Staff are very rude and disrespectful, unprofessional and they only care about money.They don't care about their tenants at all or the standards of the house.They never repair the repairs, toilet leaks into the front hallway. Black mouldy rooms and unsealed windows. Unfinished carpets with exposed nails to hold the carpet that's not there in place.THEY ARE CON ARTIST !!!!!!!!

- Jake who showed me around the property was lovely, and the rooms/inside the property were well decorated, but the outside was not looked after at all- Moved in December 1st 2021 and didn’t have heating for a week, this was rectified and we were refunded for a week of rent- Informed when we moved in December 2021 that the pre-paid gas meter was going to be changed to a direct debit, that they were waiting for British Gas to complete this. Again told this was going to be done by the end of October 2022, this still hadn’t been done prior to me moving out April 2023, it remained on a prepaid pay as you go meter, which they do not top up consistently and it runs out often, meaning no hot water or gas cooker facilities for days at times- When the gas does run out and this is raised by Tenants, they do not respond to the out of hours number so it is never clear if they are aware. There have been a couple of occasions where the gas has run out over the weekend/on a Friday night and hasn’t been topped up until the beginning of the new week (during winter)- Upon move in, my window was not properly sealed causing very cold draught in December time. I reported this and it was not fixed until around April/May 2022, with no communication as to why, and only after me chasing it multiple times- Despite being a managed property, they (or the landlord according to Watts&Co) did not pay for the water bill for the property, which led to it ending up in my name as the water company had to assign a name to the bill by using information from a credit agency. When the issue was raised with Watts and Co, they replied via WhatsApp to state that it would be sorted, my follow up email was not responded to. I called to follow up and received a voicemail in return informing me that it had been sorted, only to find out 2-3 weeks later that nothing had been done when I received another letter from the water company reminding me to pay for the water bill. I had to sort this myself, with watts & Co only following up with a phonecall days after I’d already sorted this with the water company- Changed the out of hours number by sending out a text to all tenants, but then changed it back again without informing tenants, when called to ask about the out of hours number, they are seemingly unaware that they sent out a text message to tenants to change the number- We had a rat issue in the property which Watts and Co expected an individual tenant to take care of and pay for despite it being a HMO and there being multiple holes in the walls of the property- Overall, they are slow to respond to issues, whether these are raised via the maintenance tickets, emails or phonecalls. Some of their staff are unprofessional and borderline rude when responding to tenants, Alex in particular can be very curt in her responses.- Definitely would not recommend anyone renting with these people, they may communicate well with their investors/landlords but they are terrible with tenants once you’ve signed the contract and seemingly don’t care whether they’re doing their jobs correctly or not, don’t seem to appreciate that they’re dealing with human beings paying for a service and treat the property and tenants as a means of making a profit, cutting corners wherever possible. Genuinely would not have remained in the tenancy if not for my lovely flatmates
