Clear Building Management Limited

After taking over, the first advice Clear Building Management gave us was that the previous agent (Ground Solutions) had under insured our block. We accepted this in good faith and unfortunately without question.Two years on, we found that we could easily get the same insurance for around £550 instead of the £1250 we were paying to Clear Building Management. Strongly recommend that you ask about this charge before you take them on.Also ask if they get more than one quote for repairs as we ended up paying way over the odds for relatively straightforward work.Additional CommentsI am surprised that you have taken 9 months to respond to my review. Nevertheless it is now necessary for me to comment further to your incorrect information so that any potential clients are made aware.The RICS Surveyors were engaged by your predecessors Ground Solutions not yourselves, and they wrongly assumed that our block had wooden floors. (Being regulated by RICS doesn't stand for much if they can't even identify what a floor is made from).The floors are in fact, suspended concrete so the insurance cost should have been less without the fire risk of wooden floors.You are also incorrect in that you, Clear BM had a survey done to identify a shortfall in cover. A year later we have paid £690 for our buildings insurance, much less that the £1250 you and you broker charged us in 2020.Getting approval from your leaseholders before high overspending on repairs should be expected from any worthwhile agent. You are responsible for your leaseholders money.Finally, we are now paying less than half the management fee per unit per annum than you were charging us..

Not recommending! The service they provide is poor. The management people are focusing on collecting money from residents instead of providing good service. The residents needed to pay for updating the FIRE system while the company received money from the government instead to cover all the costs. The thing they are good at is lying to residents about service updates. They failed to repair a lift for more than a year because they waited for the insurance company to provide money instead of managing it themselves. They failed to repair the door system for weeks resulting in cars breaking into a secure carpark. THE WORSE SERVICE EVER!

Clear Building management as managing agents hijacked our RTM, they don't care about leaseholders and their charges are excessive. They have made late payment fees an extra income stream. They will also try tricks to get you to pay to their personal bank account, even though RTM trust accounts are interest generating. Be careful and Beware of these guys !!!!

We would like to commend Clear Building Management for the excellent service they are carrying out after taking over the management of the property at Eaton Road. The takeover was handled professionally throughout. Any issues we have passed to them in recent weeks have been dealt with promptly and professionally. We would like to thank them fortheir continued excellent service. We would not hesitate to recommend them to anyone looking for a company to provide property management services.

Honest and professional. We have a mixture of minor and less minor issues which Clear have helped us to navigate, specifically a big roofing job which took what seemed like forever to get off the ground. We look forward to getting compliant and fixing more minor issues over the next few years.

Shame you can’t give zero stars.Awful communication, don’t care whatsoever for those they are working with. Force unreasonable payments, and when you can’t afford to pay, rather than listen to any efforts to try and pay, they just force it through legal action. Charged me an extra £5,000 when I was already in a position unable to pay. Send extortionate communication to an address they know I’m not at and then blame me for not responding. When they could have just sent an email. Do not trust. Awful in every way. Have left me in an absolute mess.

So pleased we brought in these guys to manage our large site after horrendous experiences with First Port.In the 8 months they have been managing our property they have improved cleanliness and security, as well as catching up with the backlog of outstanding minor repairs. They are quick to react to any problem and have put many new processes in place to improve the site. They are very accessible and the web reporting system works well. If you're looking for new agents have a chat with these guys.

I had a problem with a wasps nest on the roof of the building that they manage. They sent someone out who claimed they couldn't see anything. The wasps were clearly flying around the window as they were told they were. I told them this and got no response. In the end I arranged a pest control expert to come out and sort the problem out. This was at my expense when the problem was the building not the flat. I expect they are good at the easy stuff but when you really need them to sort something out that's impacting you then don't expect any help.In response: you contacted me AFTER I contacted you on Monday. You asked where they were I explained and given 2 other people found them based ion that explanation it must have been good enough. You never said you had instructed a pest expert to come out otherwise why would I book someone to come out on Tuesday if you told me Monday. Can't wait to move out of this building when my rental agreement ends.

Our old property manager was reactionary to whatever fad or complaint came in, had no concept of planning, poor contractor management, and spent like the budget was limitless. Clear provide us with professional advice and give options but advise on affordability and long term impacts. By taking their advice problems such as anti-social behaviour and poor car parking have been eliminated. Rome wasn't built in a day but my development has been vastly improved in seven months, with plans to address further issues as time/finances allow, and as a director of the RMC I worry a lot, lot less about the day-to-day of the site.

Clear Building took over the development where I live and in spite of awful due diligence from the previous provider have worked tirelessly to sort a lot of issues, that were not of their making. They have been honest, straightforward and ultimately professional in their approach to what turned out not to be an easy transition. I have no hesitation in recommending them. I know they would have been more communicative with the residents here if they had managed to sort out these issue quicker. They use technology which isn't always easy for some residents, so perhaps another way of communication would help but I have found their customer service to be good
