Canny little place to stay, self contained/ self catering accommodation, has everything you need. Really cheap considering there is cooker, washer/ dryer, microwave, fridge, tv,WiFi and more and obviously bed, wardrobe etc and your bathroom. Staff and owner are extremely pleasant and helpful and the owner will go out of his way to accommodate you. Self check in, with info messaged to you on the day nearer the time of check in. It's a real easy process. City centre is only a few minutes drive or an easy short bus/ taxi ride. I've stayed here a few times and will continue to book here when I'm in Leeds.

Overall an excellent stay.Pros: self check-in and check-out using a code provided by email; thorough communications on day of check-in; check-in is 24/7; hairdryer; charger head in bedside cabinet; excellent value for money; great location; great transport links; excellent facilities and little extras; powerful self-controlled heater; bedside lamp;Cons: Did not have a sofa as advertised (but chair instead); taxi parking is hard and causes delays (but email did cover this); can still hear a lot as it is one building with apartment rooms on every floor.

Being a sales rep and travelling frequently to Yorkshire l am very pleased to find cheap clean and welcoming accommodation on a regular basis and will continue to use as required.Thank you for providing an excellent alternative to expensive hotel rooms.

The room was very pleasant, it was cozy and clean. The guest house team has always been friendly, patient and helpful. That impressed me the most.

Check in was very easy and efficient. There was nobody staying in the room before us do the host let us know and allowed us to check in earlier at no extra cost which was a brilliant gesture. The room had everything we needed and we had a sound undisturbed sleep, possibly the comfiest bed I've slept in. The host was very helpful with any questions we had to ask, they answered us promptly via text.

I can not rate this accomidation enough...i was very happy with everything...the accomidation was very clean and everything worked perfectly..id also like to to highligth the owner of this propery for being so helpfull he was an absolute pleasure to deal with...i will be goin to leeds again shortly and this is the place i eill be looking to stay in again...thank you

Communication is excellent, couldn’t have been more helpful. Room has everything you could need with plenty of shops around. I will definitely be staying here again. Had some technical issues with booking but the host was incredibly helpful and sorted everything he could for me. Hospitality is great.

The place is perfect for a stay in Leeds. Excellent price and has everything you need. It's only 5 pound to the city centre in a cab. The landlord is very helpful and helped us with a few things like the heating answered straight away. What a lovely fella. We will definitely return in the future. Thanks

Lovely room, very clean and hygienic. The location is perfect with an amazing supermarket just across the road! The buses into Leeds city centre average every four minutes so the location is top notch. The staff were great and helped me out. If you want a nice place near to the city that won’t break the bank, you really can’t do any better than this!
