We had smooth check in check out procesd with lionsgate. Ken was very efficient and understanding of our situation and help us with any issues in the apartment. He always replies to our phone calls. Also Daniel at the beginning of the tenancy he helped us to settle down in the apartment. I would like to deal with them next time I move to London

DON’T USE LIONSGATE PROPERTY* Update, post their response below:We moved to new apartment hiring you again with trust on Aug 17 2023 whereas you sent the unreasonable charges on Sept 7th 2023 after 20 days. Hence, learnt about your reality quite late.With regards to personal/emotions, when someone will try to steal your hard earned £2000 you will definitely get emotional.I totally trust TDS Like your past targeted tenants did and got justice. So in the process but you guys are wasting TDS and our time in this process. *We as a family, rented an apartment in Kidbrooke Village by Lionsgate Property. On check out, they have deducted £2000 from our deposit and have listed unreasonable points.1) Professional Cleaning charged twice: they charged us twice for professional cleaning on the basis saying they aren’t satisfied with the cleans!£250 we paid + £350 they are charging for another clean.2) 2 Mattresses £400 each. Reason: they have some tiny threads ribbing off.Does the tenant sit at nights and pull out the thread of the mattresses of the house?3) They claimed £200 amount for: showing some huge damage on the store doors which is not even there in check out inventory but clearly seems like they did it themselves later! Shocked to see something like this. A clear cheat.4) They are charging us for leaking sink tap which has been a six month complaint to them from us but never addressed.5) They have charged more than £200 for wall stains which is no less than a normal wear and tear if a family lives in a property for more than 2 years.6) Their own curtain installation contractor used screws any screws ever in the respective location and they have charged us £60!7) They are claiming and shaming tenants of poor usage as the dishwasher in the tenancy period stopped working and the door stopper got stuck impacting the door frame.Too many more charges here and there to complete this figure.Check their google reviews of similar cases.We have been renting since past 5 years but this is a horrible experience so far. I urge no one to hire these people ever. They are a clear cheat one could ever deal with. Management never replies to an email unless you stop paying them the monthly rents.It’s a shame we came in touch with these guys!!!

The lady Joyce who works at this company for maintenance issues is extremely difficult to work with and very unprofessional. My shower door shattered into pieces within days of moving into the flat, I wasn’t even home at that time and she has still not managed to get it fixed and rather argued with me to pay for the damage when I wasn’t even on the property when it shattered. It has been over two months and every time I call her she says she will call back and never ever responds or call back.The team that helped me get the property, especially Paula, was very good and extremely prompt and professional.I don’t understand how the same company can have such varying service, Joyce’s work ethic is absolutely unacceptable.

Very bad management throughout my 4.5 year stay and at the end squeezed out all they could from my deposit, despite me taking extremely good care of their apartment. Unsurprising for London agencies but still would not recommend if you can avoid them.

I’ve been renting with them for years, compares to other agent they are very informative and responsible sometimes even goes extra miles to help you. When I move out I wasn’t really pleased by the deposit deduction proposed by landlord with quotation for repairs and replacement, as I disagree with inventory check out report how they label the liability of each party. but agent have advise and helped me to raise dispute with TDS. After submitting my evidence etc, now I have my final judgement letter from TDS, unfortunately not the result I want but I can now happily expect because it does make sense to me now with how they define the liability when conducting check out inspection.Side note the inventory check who conduct inspection is regularly trained and regulated with UK deposit protection scheme with all the measurements when comes to identify the liability intended to protect tenant’s deposit in a reasonable rage.I would strongly recommend Lionsgate if you ever renting a flat in London.
