Friendly, clean and nice place. I booked a room here last year but the lockdown prevented me from going. Although it was a nonrefundable booking, the owners of the guesthouse allowed me to use the money I paid, a year later. Thanks to that we had a lovely weekend in Brighton with my friend. The room was simple but nice and clean, the location is perfect: close to the beach and everything else. There are many small restaurants and cafes nearby along with a few cute independent shops and galleries. The staff was very helpful and kind. Good value for the price, highly recommended.

Needed a affordable couple of nights away. Thankfully this place had vacancies. The staff were very polite and made me comfortable while I was there. Very close to the seafront and town so perfect for a little getaway. My room was clean and had a clean scent within. Very happy with my experience there.

Great location, nice and polite staff. Clean and very comfortable rooms, bathroom a bit tiny though. This was our first time visiting Brighton with our daughter and this place had everything we needed for 3 of us. I would definitely recommend for a long weekend in Brighton. Thank you to the lovely hosts.

A bit disappointing.No breakfast was available.The room was very small.Hardly enough room to move in the shower.No where to store clothes.The wifi was veryon and off"No office facilitiesAll the doors were very hard to open.People banging doors all hours.The whole place needs to be upgraded.On the other hand

This was THE worst place i have every stayed in, it was disgusting!!The beds were like sleeping on springs, you could feel them through the sheets.Room was smelly, tiny shower that i could barely fit into and the water stopped running randomly...No where to hang your clothes.Scaffolding on the outside was a buzzkill.The building is old, tired and lacks any form of maintenance!!! Floors arent even levelVery small stairway, dirty walls and carpet which looks like its falling apart.Internet very slow, not even worth trying.Didnt get any sleep due to the noise levels from drunk people all night and then being woken by beer bottles smashing.Parking is nightmare, you have to park about 1-2miles away and walk back.We had originally booked x 2 nights but there was no ways we were staying an extra night. When I asked for my money back on the 2nd night, they refused.I can understand if renovations need to be done but this is a classic example of GREED!!Lets keep taking money from people while construction is going on.I DO NOT RECCOMMEND THIS PLACE TO ANYONE, I WOULDNT EVEN LET MY DOGS SLEEP THERE... ITS DISGUSTING

The staff was really friendly and helpful but the rooms were a disappointement.The one on the ground floor was quite nice but super noisy, the one on the first floor was equipped" with a tiny bathroom and a shower that was barely the size of a locker. I think bigger people can't fit in.The location is great for sure but I'm not staying there again if I can go some place else. On this streets there is a lot of Guesthouse

Very friendly receptionists. Location was brilliant. Good soundproof between rooms which allow me to sleep properly. Only dropping one star due to shower's size being a bit small but overall absolutely recommended and probably will come back!

advertised as a Guesthouse but the standards are lower than your average hostel. Not particularly clean (bedding throws had questionable stains), bathroom was tiny (barely room to move, toilet seat didn't fit the pan, shower was a incredibly tight fit, toilet that didn't flush properly). Curtains didn't cover the windows, which means no sleep when sun comes up. Was asked for £100 cash deposit rather than the advertised £50 and was told to go to the cash machine. Paid almost £200 for 1 night

Loved the place . Everything you need on the door step staff was lovley and room was perfect for us 2 adults and 1 child. Room consists of a double and single bed 2 bedside cabinets a desk and seat with kettle and tea and coffee supplies with a TV. Very good WiFi coverage corner bath with a seat and shower. Very clean good price for a 2 night stayNeighbours in the hotel was a little noisy at times with the door slamming behind them but that's no fault of the guest house itself. Would visit again such a nice stay
