This place was great for the price. As it’s only a tad more expensive than a hostel it’s worth it. I had a lovely view, and the staff were kind and easy to talk too.It’s not a 5 star hotel but I was very impressed with the cost for what you get and the location.Only one thing I was a bit unsure about was the amount of kitchen supplies, there was no lids for the pots or a toaster.

Barely good enough for its price.The rooms are tiny, the bed is extremely uncomfortable, couldn't get another room or even another mattress, the staff at the reception were unhelpful and couldn't do anything to help us, especially as we were staying for more than a week so we couldn't really get any good nights of sleep because of the bed and the room that was overlooking the main street. The noise of the cars and the passing trains so you'll barely be able to sleep. Every floor has a shared kitchen. There is no air circulation and of course no air conditioning in the rooms, so once it's warm in the city you'll suffer in your room with the tiny opening of the room window.Even for student accommodation, you would expect more.Would never go back.We were given extra pillows once we asked, and they called a taxi for us after check out. That's the only thing I can say about this so-called accommodation ""

Yes it is really a good price, but the rooms, corridors and kitchen are boiling (!) hot even though it's raining and about 18 degrees outside. We changed hotel because of this. I would recommend any future travellers to take a ground floor room as they tend to be cooler. We were on the forth floor and it was a nightmare. The air circulation in the building is non-existing. There is no air circulating in the corridors, and you can't open the window in the room properly. The bed is very small. But it's a good price and decently clean.

Friendly and helpful staff, rooms are reasonable considering it is a student accommodation and the location is very good making it easy to get into Edinburgh centre. Towels and bathroom toiletries are not provided in the room (but can be given if asked) which is fine if you know beforehand. I would stay here again because of the good value for money and the location but would not recommend if you prefer staying at up market hotels.

We booked our stay here in June 2023 with my husband and my two kids. I have stayed at dozens of hostels in my life and this was one of the worst experiences I have ever had.The beds were incredibly uncomfortable and the one pillow each per person was very thin, but these are all relative norms for hostel stays. The shared kitchen was not well stocked. The rooms, as previously mentioned in other posts, are incredibly hot, and when we checked in we were told there were no fans left. So our first night was spent barely sleeping and sweating away. We managed to get some tiny fans (literally a 3 inch square sized) from the front desk the next morning, but that did little to help with the heat. Leaving windows open did little to help, and also made the noise that happened from 3am-4:30am impossible to ignore. There is supposed to be security onsite to help with this but nothing was done.We had booked 6 nights here and had such a miserable first two nights of no one in the family sleeping that we checked out early. The front desk staff was very apologetic and kind, but when I emailed management to ask for a partial refund was told that because fans were provided and I didn't personally contact security about the noise that we would not be offered any refund.Very disappointed in this experience and want to warn others to look for alternative accommodations in Edinburgh.

This is a great way to see Edinburgh without blowing your budget. The location is perfect! Rooms are clean and all en suite. The mattress is overly firm but manageable for a few days. If you need a fan or forgot your towel, don't worry. You can rent one for a reasonable amount. Early check-in (before 3 pm) costs an additional £10.

Never have i been more ripped of for a room in my life. 200£ for a 2 persons room with a bed of 120cm width and absolutely nothing in the room resembling anything like cosiness. And the duvet cover doesn’t even cover the entire blanket. The water in the shower doesn’t run off. It’s extremely warm despite 12C outside. Shame on you!

It's student housing; don't expect a high quality stay for the great value you pay. Good value for price and location. Walkable to Arthur's Seat and Holyrood Palace along with bus stops to go downtown.Room itself is...university housing. Room was unbearably hot and they charge $20 to rent a fan. When we checked in the water did NOT work so we couldn't wash our hands/use the bathroom/shower after landing from our redeye which was bad but it did come back on after 2-3 hours. Windows only open a crack so room is always damp and smells. Front desk uni students were polite and let us lock our luggage prior to checkin for a small fee. Uni students will be loud and drunk on weekend nights. They don't provide towels and there is not a single trash bin in the room. There is a shared kitchen/eating space for breakfast and where trash can be disposed of.In sum: price is great, amenities are basic and align well for university-aged students on a budget looking for a good location.

We really enjoyed our stay here. Its a great location, not too far from Edinburgh town, with lots to see along the way if you walk. Public transport does go all the way too. We went during Fringe so, all the hotels and BnBs naturally raised their prices. This was the best option we could find and it was great. Rather steep for saying it was a 'halls of residence', but clean, neat tidy and provided all you require. The downside is they charge you to store bags, £5 per bag and charge again for use of towels, £3 per towel. Personally I thought this was unnecessary. The staff are great, friendly and at hand whenever you need them. A great stay. I would knock it up to 4 stars but the baggage charge really annoyed me and made things really inconvenient for us. If you do need storage, I recommend storing your bags at the National Museum, for £7 for BIG lockers which gets in all your luggage and saves you coming back to collect your bags, saving you money, time and energy. Thanks for the experience.
