The receptionist Sabina is awfully rude to students. Every two days she’s in a very mean tone to whoever comes in to reception and literally screams at them even if they come in for a parcel.As a disabled student she yells at me for not being ‘normal’.A girl who does not speak English comes to her to ask her about the WiFi glide and she’s yelling at her and scare her away, I had to console her later and help her with the wifi. Naomi does not deserve to be an admin, if she does then she should tone her voice down because she is not dealing with children but adults.

Stayed here for the past 9 months and as an overall it was a good experience for the price we’re paying. Great location!I have a single room with shared bathroom and a roommate that I personally know. The best value added on service is the 40’ television that’s included with the flat, and also the included utility bills included in the rent.However, be prepared to be awaken by loud street noises mostly from ambulance sirens as there’s an hospital nearby and it’s a junction. And I have been accustomed to it hence the upgrade from 3 to 4 stars, but it might be a deal breaker for some.

Lack common areas for residents to hang out or do their schoolwork in. Bathrooms for an en-suite room are small. But considering its price, the place has a pretty nice cost performance ratio.

It's close to Manchester Uni and MMU. Bathrooms are pretty small but it's not really an issue. Staff are very helpful and friendly. Wish the walls weren't quite so thin; being able to hear my flatmate's quiet music playing in their room or the murmuring of their television is somewhat disconcerting. It's very nice if you have a quiet roommate though (this is my second year - in my first I shared a flat with a single other person who was very quiet.) Rooms are sized about what you'd expect for the price and for student accomodation. McDonald's and a Sainsbury's nearby.

Charges an absolutely extortionate rate for very little quality.No kitchen cleaning service so it quickly builds up trash from the start of the yearNo parkingTiny rooms and tinier showersUnknown flat matesAnd worst of all: The walls are so incredibly thin you can hear every quiet conversation from the adjacent rooms, every cough, every sneeze, every video played on their mobile phone - and they can hear all of that from you...My genuine advice is that if you are a first year, absolutely avoid this place like the plague. You will not get the typical university halls experience here. Go to official university owned accomodation, even if you have to pay a bit more, which, judging by the price, is unlikely to happen anyway

I lived here for two years in a row during my Master's course, in Standard and Premium ensuite rooms.Never had any issues, the accommodation & rooms are clean and nice. The staff members are great, very helpful and sweet if any issues need solving.The location is great for both universities and the city centre, cafes and grocery stores are less than 10 minutes away so it's very convenient too. Compared to other accommodations in the same area that offer ensuite rooms, this one is good for the price as well.They don't offer common spaces other than the shared kitchen, although I didn'tfind that to be a big bother.

I have lived here for 3 years with my girlfriend and loved it. The whole staff is amazing and exceptionally helpful and I think they deserve all the stars. The rooms are also fairly spacious. Over the time here we've not had many issues, besides a blocked drain when moving in, and that was sorted very quickly. The bathrooms are very small but they are functional and very easy to clean.Compared to other accomodations, Grafton has always been better on price and it is extremely close to campus.Due note however that there is no common room, which would probably be the best addition to the place.

The walls are very thin, so you can hear almost everything from your neighbour’s room. Besides, many times kept facing water problems in the bathroom. Plus, very bad wifi and constant sirens, as a hospital is just on the opposite side.On the other side, nice staff, good location and sometimes provided breakfast.

3.5/5Been here almost a full year.Location is decent. Close to UofM and MMU (Not so much brooks building if you go there). Road noise is substantial if you get a room facing the road, especially with the constant ambulances passing with sirens because of the MRI.Staff is friendly and helpful. Always fixes things promptly. There is bike parking in the garage. Although I wouldnt trust security as much, feels like they really don't do anything. It would be nice if there was a common room for activities/events/study space, would liven the place up.Room themselves are modern but on the smaller side for what you pay, especially the en-suite (size is as big as an airplane bathroom). Walls are thin. Kitchen is modern and well-equipped.Easy application process through website to book, was easy as an international student.For next year I will be sharing a house with some mates, comes out to be a cheaper and more suitable arrangement for me.
