Homes for Students Calthorpe Court
Not an ideal place to stay. Was assigned a decent room and was asked to change because of renovation. They just did some minor renovations but the room is worst than before. Doors dont lock, water doesnt come and the worst part is roof leaks. Was asked to raise tickets but that too the tickets were closed even before they were addressed. Not something I would look for in an accomodation.

this accommodation is by far the worst accommodation i’ve stayed in till this day. every other day there is construction work. there have been several times when the hot water will not work. the microwave in my flat stopped working and was told that the maintenance man will be around the following weekday and so had to go without a working microwave for the whole weekend.I experienced random drilling in my flat after coming back from night shifts all in the name of maintenance. Upon arrival you won’t be given a tour of the place you have to figure out everything yourself. The location is very awkward especially if you are a bcu student. Half of the 5 star reviews are due to being told we would get vouchers for 5* reviews. This is just the tip of the iceberg and there is a whole lot more issues that is wrong with this accommodation and you really do get what you pay for . avoid at all costs . not worth it at all

only been here less than a month and I’m ready to move out. Firstly they don’t disclose that hot water isn’t always available. There’s a switch you have to turn to wait TWO WHOLE HOURS for the hot water to start running. Not to mention the huge silverfish problem they have. Another thing is the kitchen doesn’t come with a kettle or toaster. The place is disgusting and crawling with insects. Absolute waste of money and would not recommend to anyone. To top things all of a wash and dry is £6.20!!

It's nice place, it has garage, 30 minutes to city center, 30 minutes to University of Birmingham by foot, economic, student friendly accommodation. Mr. Adem is so helpful person, don't hesitate to contact with him, he will solve your any issues

The staff are all very friendly and quick to fix issues! There's always a couple of events every month where you can expect an activity or free snack (thanks for the hot chocolate guys!)The accomodation is within walking distance of the city centre and the University, and is situated right next to an Aldi, Edgebaston Cricket stadium, two parks, a community centre, and even a zoo (with £5 student entry!).The communal facilities are very nice here- and usually very quiet (not enough people take advantage of them!). The study room is comfortable and a great way to stay productive on a WFH day. There's also a games room with an XboxOne, PS4, Pool table and Table Tennis, plus a cinema room with a large projector and lots of comfortable bean bags for movie nights with friends. The kitchen is nice to have access to as well :)(If you're here in November, you also get a fantastic view of the Edgebaston fireworks for free!)REGARDING HOT WATER: Took myself and others a bit of time to figure out that hot water IS always available - you just need to turn the boiler on to heat up beforehand. If you're worried about this before moving here, it's really not an issue.I'd also like to say for the record that I didn't receive anything in exchange for a review (though they did politely ask me to leave one when I went to claim a freebie - not mandatory!)If I had one negative thing to say it'd be that they (like most student accommodations) use Circuit laundry. Machines work fine they're just pricey and require an app! I would recommend an extra 5-10 mins per dry session though.

I would say the main reason this property has an average of 5 star reviews is because we are constantly being ‘bribed’ with Amazon gift cards worth £20 - £30 to review the property. Since I am not interested in these offers I will provide the truth of what it actually looks like to live there. The new management of Homes for Students began in 2022 and they handled the transition poorly. Most of the staff members were rude and constantly made errors with my contract every single month which they later admitted was not my fault. There is nothing special about the location either and the maintenance/hygiene issues were endless. I found it amusing when I received an email that said upon checking out, the rooms had to be perfectly spotless with very specific instructions of which corners we were expected to clean. This is one way the company can save money and not have to pay for professional cleaners and now it makes sense why there were dead flies/spiders and mould in the room I moved into. Prior to this room they made an ‘error’ and put me in a room where the ceiling was falling off the bathroom, the lights wouldn’t turn on and there was a massive puddle from the leaking ceiling! They kept me in this dangerous place for a whole weekend before assigning me a new room. It also took a while to provide me with a key. The water is also cold and you constantly have to turn on the water boiler yourself then wait 2 hours for it to fill. Their communication was also poor since I had no prior warning that random builders would enter my flat to change my windows for no reason and they left a massive mess in the room and didn’t lock my door behind them. I returned that day and thought I had been robbed. To be fair an email was sent out that some flats may be impacted my builders but only a small number of them and my flat was not mentioned on the list. Theft of bicycles/food was also common on the property so I never left my bike there. Not to mention the smoking of weed in the common room which led me to steer clear of there. The overall poor service here was a nightmare and I am relieved to never have to tolerate Homes for Students ever again. These were just some of the experiences I had, there are plenty more inconveniences I had to put up with in the space of 6 months. Don’t go to Calthorpe Court there are far better options.

I have lived here for 2 years, in diffrent flats and room numbers. Meaning that I have lived here both prior to and post the managment change.Neither I or anyone I know has been bribed with a giftcard for a review. How would that even work? Ppl could take them and then change or delete their reviews. The reception do try to encorage you to review though.I would say that the tranistion from old to new managment has been handeled well, some mistakes were made but the staff has always been very quick to fix them. Same goes for any needed repairs, for example one of the lights in our ktichen was acting up, it was fixed on the same day that I reported it. The staff are nice and friendly and the people working here know the properly very well, as the staff has not changed after United Students sold this properly to Homes for Students. The water sometimes didn't work at peak hours last year and at the begining of this one, however the boilers have been replaced and since then neither I or any of my flat mates have dealt with this issue. In general the accomodations have had a lot of work done on them this year, new windows, new reception, massive changes to the common rooms. All of which is very nice. I also know that they have plans to update the rooms later on, though I do suppose that will take a while. The garden areas and trees are lovely and well managed. There are a lot of upsides to this place and overall I do view it as a solid choice. On the other hand the laundry costs too much imo, so I would only recommend doing it once per week and living through the repairs sucked for me - loud noise from 8am onwards. That's finished now though. So I suppose I suffered so you guys don't have to.The 45/47 and 61/63 will take you to the town centre, the ride is pretty quick. Aldi it about 10 min away. Mcdonalds 15 min away. A nice park 12 min away.Other than that, the rooms could be prettier. The waredrobe is good and the desk is very nice and large. I do think they will handle this as the new company has been super focused on improving this place. Also as a note, if this is your first time moving into shared accomednations, know that how you and your flat mates choose to handle the kitchen will affect your living experince. It's up to you and your flatmates to keep it clean. If you are going to uni, you're an adult. If you do your part and your flatmates aren't respectful of the space, and communication doesn't work, just ask the reception to recllocate you to another flat. This is a common issue across student accommodations all across the UK deal with. The space here is good as well in terms of storage though more fridge space and mroe wardrobe space would have been nice.Overall I rate this place a 4/5. I have lived here for 2 years and do plan to come back in the future. If the rooms are updated and the laundry cost goes down, my rating is likely to go up. I'm going to add some pictures later on cuz there aren't enough online imo.

Awful company, awful customer service - had to remind them of my renters rights on multiple occasions.Show no consideration for the needs of students at all. We were forced to live on a building site since January, so if your looking for somewhere peaceful to study and rest - look for somewhere else. Their only concern is renovating the property at the expense of their Tennant's. Yet they do not do the repairs that are actually needed, the maintenance man refused to fix the flush on my toilet for over a month (I had to pour bottles of water down to simulate a flush, or travel somewhere else just to use a sanitary toilet - despite paying for an ensuite).Left without access to hot water, and electricity, on multiple occasions. And kicked out of my room 2 weeks before my tenancy ended, despite refusing their request for me to leave early in both: writing and over the phone, and also having already payed the rent. They stripped out the kitchen leaving exposed wires, and preventing me from being able to eat. Then cut off my access to power and water. The onsite staff are incompetent and awful to deal with, often ignoring important emails, and try to brush you off if you raise issues to them in person (unless you remind them.of your renters rights). If your unfortunate enough to have already booked to stay with this company, I'd urge you to do what you can to find somewhere else to live.

Beautiful student accommodation with lots of nature around you. Ideal location with great transport link to universities, city centre and all other areas in Birmingham. Recently refurbished areas within and a lot of thought and consideration given to meet current day student requirements. The team is very polite and make you feel welcome all the time. Well done Calthorpe Court.
