Booked for two nights, arrived later than originally checked in for, however reception was open when we arrived. There was no option on the booking to add adults, so paid extra when we arrived, not an issue! Until I tried to explain there was no option on the form, and was looked at by staff member like I was stupid?! Was shown where our pitch site was, and we are in a 7.5meter long motor home, our pitch up site was on a slant and my wife had to reserve up a hill to gain access to the water point.Our electricity cable ( that has never been an issue ) was too short! When asked at reception for an extension was told “no” our neighbour kindly swapped cables with us, and the lovely people across from us, moved their car, so we could have room to reverse into the space!!!We have a small puppy and dogs not allowed in bar, again not an issue, however there is a patio area outside that when I spoke to the owner and asked politely if we could take the dog there, again the answer was “no”A young gentleman had gained access onto the site to visit his friend, and stated that “reception let him in” the owner the woman was shouting from the balcony, “get off my site” and “don’t come back” even he explained her staff member had let him on! This was in front of our children! We went out all day the next day and as soon as we walked back on the woman owner literally pounced on us for our wrist band passes! That we had and was clearly visible!Kids run round till early hours, screaming and shouting, and was told by a male camper to “get off the park” this was 23.30pm!The toilets was filthy! And on the day of departure we was unable to access them so had to get the code off the neighbour, this was 7.30am and we didn’t have to leave till 10.30am.Apart from the lovely woman behind the bar, the rest of the staff included the manager need some training on how to deal with PAYING CUSTOMERS!!!

So we bought a static caravan on a bit of a whim but unfortunately it wasn't for us. The park is great though especially if you have kids. It's clean and modern and the club house is superb. The staff are great too Especially Andy and Heather who were always on hand to help if needed. This is definitely one of the better parks.

There are some bad reviews on here which gave me some concerns after we booked and before we arrived.The site is quite small for number of pitches they have but apart from that it's great.Clean site, lovely new bar and shop. All the staff we saw were friendly and helpful. There were kids playing but noise stopped around 8ish. We came during holidays so understandable that the kids were having fun.There was entertainment at the bar on Friday and Saturday so was a bit noisy until 11 but no issues.

Too many tents crammed in, we were on pitch 81 right beside the area where the children were playing football so the noise of the ball hitting the metal fence from early morning til gone midnight constantly was awful and worrying as for the fact of the ball coming over and hitting your tent whilst you were in it as this became a frequent thing and hitting the car at points and tbh it's so dangerous if you're cooking there's a good chance that your food and appliances will get knocked over leaving hot food with a possibility of scalding and your cooking appliances in a dangerous situation, you have very little room of options as to the layout of your tent and cooking area with the site being so crammed.In the terms and conditions it states, no fires yet these terms aren't adhered to by everyone and no rules are enforced by the staff. My husband when questioning this got the reply.....Well some families just can't be told." Well in response to that I have to say that in the 12 years of camping at various sites this site is the only one where rules are not enforced by the very people who take the money

This is an odd site. It’s based on a hill which is quite steep - the pitches are not at all level. The roads to get here are some of the worst for caravans I’ve ever driven. Both narrow and potholed, but also uneven, winding and steepReversing the caravan in was a necessity given the incline, the motor mover wouldn’t have cut it. The pitches are incredibly narrow and some don’t have spaces for cars to park next to the caravan - I’m yet to speak to reception about what on earth we’re supposed to do with our car but I’m suspecting we’ll have to put it somewhere else. We’re visiting during Halloween so very much the off seasonThe toilet block is lovely and new, I also liked the family toilet and shower - trying to corral a 4yo and 2yo to wash is a challenge and it definitely made it easierThe service on arrival was not that welcoming, I didn’t have cash on me for the key card deposit and was told that I should have done. They let me use my card anyway. I would rather they were a bit more flexible given the general move away from cashI’ll update this rating if anything material happens to change it. I don’t think we’ll be returning

We stayed for 2 nights in a tent pitch with electric hook up. What a great location! Lovely small family friendly site.Toilet / shower block clean and look pretty new. Felt very safe and everyone friendly.We will return.

Park is not designed well for touring caravans. Tight from the minute you squeeze through the barrier. I'm a seasoned driver with a class 1 HGV and found it difficult to site the caravan as the caravans are to close together with nose swing for the front of the car. Not impressed with having to pay extra for dog and the dog isn't allowed to be walked around the park. Watered down drinks in the bar and looks very clicky with the static owners. We took 3 caravans and non of us will be going back. Nice clean toilet block even though half of the toilets were closed think it's to save cleaning them all.

Pitched up for two nights.If we came to this site out of season, I would say it was a great campsite. The toilet block is smart and new, and there are two parks for the kids to play. The electricity is only 6amp but as long as you use camping kettles etc you'll be fine.BUT unfortunately, we didn't come out of season. The pitches are too close together, on the border of crossing guide-ropes. The electric points must share a trip switch because each time our neighbours power tripped, so did ours.Dogs were exercised on the park, some without leads or by children (T+C 2 - Dogs must be kept on a lead at all times and prevented from fouling. Pets are not to be in the control of juveniles and must be exercised off the caravan park.)Kids run ferral through the park and toilet blocks (even though no under 16s are allowed in them without supervision). The parents were either in the clubhouse or playing music so loud the entire park could hear it (Parks T+Cs no 35 - Music MUST be kept at a low volume at all times).The gents flooded Saturday evening and was still an issue mid-morning Sunday.If the owners cared about what happens beyond the reception area and didn't try to cram people in like sardines, it could be a fantastic park.

Just spent 3 nights here in my motorhome and the staff were really nice and helpful. The facilities are top class and our pitch was well appointed with fresh water and electric hook up. I have been before and will certainly be back again. Really handy for visiting nearby Beamish Museum.

We stayed in a dog friendly caravan at Beamish Holiday Park for 4 nights as a base for visiting The Beamish which is 5 minutes drive away from the holiday park. We didn't use any facilities on the park but we had a drive round and it looked nice and well maintained. We phoned ordered take aways from the Fish Inn and they delivered to our caravan (we had to pick a diffrrent postcode and write a note for the driver). Everyone we spoke to during our holiday was super friendly. I'd highly recommend The Beamish and the Beamish Holiday Park.
