Great agency!They collected my keys after an investment purchase in Sheffield; marketed the property and found excellent tenants within 3 days. The tenants moved in just a week after they were found and paid 6 months rent in advance which really helped out.They conducted a thorough check in inventory and arranged the tenancy seamlessly - I really couldn't fault them.

I was supposed to write this review some time ago after having a terrible experience with them. I have since used a different agent who’s fees are more expensive but offer a better service to both tenant and landlord.I am a landlord and suffered a lot of stress dealing with this “agent”.There is a lot to this story but I will offer the key points.PK Sales and lettings recommended a tenant to me and stated that they had this tenant for several years on theirs books. Before I had a chance to see references the tenant had been moved in. Once I saw the references they stated that the tenant was high risk due to financial issues and being taken to court already.Initially I accepted this as people make mistakes and this could have been years ago. On the first day the tenant moved in I messaged him and introduced myself and stated if anything was wrong to message me. The same day he asked for a few things to be fixed and complained about the storage heaters. I told him I will get it on ASAP and asked if he would be happy with a couple of portable heaters as storage heaters aren’t cost effective. He was happy and on the same day I got some heaters delivered to him.On the first month due date he missed the rent so I contacted him and he asked for an extension as he didn’t get paid before rent date which I agreed but was unhappy about. I then contacted him on the extension day and asked where the rent was and explained I need the money myself to pay a mortgage. He then stated I was threatening him… so I contacted PK Sales and lettings and asked them to chase him up and manage the property Rent was then paid.During this tenancy rent was missed multiple times and I had to chase PK Sales and lettings. Apparently they were managing the property but I had to email them first to find out what’s happening.On multiple occasions their excuse was that the accountant was not in so they couldn’t send me the money. They constantly made excuses for missed payment.I would have to send email after email and phone PK Sales and lettings to get a response. Sometimes I would ring them and leave a message but not get a response.In addition certain things were broken and the tenant requested them to be fixed. Which I did for example the window latches. The people they got to do this did not fix the window properly and I have since had to get it fixed again this is within 6 months.PK Sales and lettings also provided me with a terrible check in and check out report which did not show the damage my property had received and meant that I did not retain any deposit.I also had to wait a year to receive money that I was owed from PK and Sales from a previous tenancy.I have email proof of all the above.I have since been to the property redress scheme where I won a case against them and they had to pay me compensation

Funny enough that you call your tenants liars, instead of improving your services. Your PRS licence was refused as you are doing unethical business, stealing tenants deposit. Grow up and give a honest service to people, or close your business and buy a bungalow on an island with the stolen deposits and hide from the world. Shame on you.P.S any honest and hard working employee should just leave this company.

Renting a property with PK Sales and Lettings has not only been an awful experience, but, if matters are not solved, their ways of proceedings could definitely be labelled as fraud. Some examples below:- We were 3 tenants and only one set of keys was given at the beginning of the tenancy. In the end, we had to cut the keys ourselves and no refund was given by the company.- After we left the apartment in a perfectly clean state, the company charged us a disproportionate cleaning fee. It turned out that the amount billed to us was significantly higher than the real cost of the service.- A myriad of obligations that were not specified in the original contract we signed (they produced a brand new contract we had not seen before just after we left the apartment) was asked from us in order for them to return the over-3000 GBP deposit.- Finally, and most worryingly, even after fulfilling all of our obligations under the lease agreement (as explicitly acknowledged by the company), the mentioned deposit has not been refunded after 6 months.Please, DO NOT LET YOURSELVES BE FOOLED by the response of the Director to some of the reviews here. We have been calling for over 2 weeks and he never seems to be at the office. The problem still persists and we are on the verge of initiating legal proceedings. I have a feeling they think we will be easier to cheat because we are young and not British. To me, it is apparent they are just waiting for us to give up calling and can retain the deposit for themselves.

Renting with PK Sales and Letting is nothing but headache.Beginning of our tenancy was all right - obviously it was them who wanted money. They were replying fast, they were really helpful - and that was the last thing what went smoothly with them.Through the tenancy itself it wasn't too bad - when we didn't need anything, if there were a issue it was a problem - it happened just twice through whole tenancy which was year and the half - we had an issues with a hot water not working once ''just'' in sink second time it was everywhere. I kept calling them, emailing them, all I was getting were promises its gonna be fixed following day, in the end it took more then a week. Which should happen with something so major as a hot water. Eventually it get fixed, with plenty of phone calls and a big headache.But what was horrible experience is ending the tenancy. We gave them notice as stated in contract, we mentioned that we are moving out earlier so if they find something before its not a problem for us. Which they did. Then I wanted to get back my overpaid rent just how we agreed with the office, but I get the rude answer from the director that they are not renting per day but per month, that I were renting a flat with them not a hotel room, and it was my decision to move out earlier - lies.In the end he sent me overpaid rent but again so many emails, headache and hassle.Another thing was deposit I've been told and its stated in the contract that I'm gonna get my deposit back within 10 days from vacating the property, and giving them proof we don't owe anything on the utility bills, they said I don't have to provide anything as we were ''pay as you go''.10 days passed, so I've asked where is my deposit - I've been told that I have to give them proof we don't owe on council tax no one mention this before - but I was like whatever let's just give it to them. So I did and had to wait another 10 days from then - already a headache but ok.I waited 10 days there were nothing on my account. So I've contacted them again it took few days to get answer - and the answer was very surprising because I've been told I have to contact company who holds the deposit myself and get it back I was upset, that no one was bothered of mentioning this before, it wasn't stated in contract neither. I've called there - obviously because I wanted my money back, but there they wasn't able to find me not with the name, address, email address nothing!!I contacted office again - waited few days for an answer - sent more emails in meantime. Eventually they've sent me a deposit certificate with a number where they're able to find me.I've get my money back after all of this.I wouldn't recommend this agency even to my enemy, because no one should go through such a hassle and headaches, while renting.

I don't know if they are lazy or incompetent - or both - or simply extremely unprofessional.Be ready - if you go with them - to wait a very long time for things to be done - if they are done in the end. Be ready to be disappointed and not heard. Be ready for headaches. Be ready to write the same emails over and over and over.If you want things to be done, the only solution we found was to CC the director in every email we wrote. Then and only then, things will start to move - still slowly though.Ah, and you want your deposit back? Silly, you gonna WAIT.

Scammers. Refuse to refund my deposit. £1.5k. Currently taking them to court. Be wary of this company.Update: Trashed the property ? That property was left in a very good condition. I made sure whilst I resided there I took great care of my environment. Bar a lick of paint which I'm not disputing & a deep clean which by LAW should not of came out of my deposit. PAUL you are absolutely ridiculous & you lack customer service skills. I will not keep quiet about this matter. I think many other people who have left reviews can agree that you do not have a good company. I have nothing further to discuss directly with you. I will see you in court

It has been the worst experience I have ever had renting a property. Some details below:- Only one set of keys was given at the beginning of the tenancy. Although the issue was supposed to be solved the next week, we had to pay the key cutting ourselves after 3 weeks waiting for a response of the company.- At the end of the tenancy period, we were notified that the deposit wouldn’t be returned if some bills weren’t paid. The contract we signed didn’t mention the bills and they come up with a new contract we hadn’t seen/signed before. What is more, when we asked for indications of how to pay those bills, they replied saying it was our problem and we should discover who the utilities supplier was- When we asked for the cleaning service charge (after the end of the tenancy) they told us an amount. When we asked for the receipt of that service, the real amount was £100 less.- After having paid all of the bills and council tax (which our contract didn’t mention) we were supposed to receive the deposit refund within 10 days, according to our contract. After several e-mails without a response, they finally picked up the phone the 10th day. The deposit refund hadn’t been mandated yet. Nowadays, after the legal period for the refund, we don’t have any update of how the current situation of the deposit.I have evidence of each of the above-mentioned points. In case the company replies denying them, I will upload them so you can have a realistic idea of it.One last advice/recommendation, please do not hire PK Sales and Lettings, it is a company that lacks professionalism, but most importantly, education and manners.
