These are the worse ever estate agents going, i had a letter after xmas saying the landlord wanted his house back, then i found out they rented it 2 some1 else! i scrubbed the property from top to toe which wasn't clean when we moved in! It got damp really quick, I done the right channels 2 get my deposit back and they kept £190.00 off me for the lino being ripped, i put my hands up2 the 1 in the outer house but then there saying i ripped the 1 in the kitchen which I've got video proof, they kept £50 which i agreed 2 which left £140.00, and now there keeping just over £70.00 for something i haven't done, I've rang up the deposit scheme an I've put a complaint in, please avoid this company they will have you out in 6 months, its cost me a fortune in money again, i had 2 rate them a 1 as i couldn't put a zero, staff rude as well! Also make sure you take pictures when you have the property and when you leave in every nook and cranny, also make sure you go round the property with whoever you give the keys 2, the man i gave the keys 2 wouldn't let us look around the property with him he couldn't wait 2 get rid of us, his name was Steven or Stephen

They do not do any repairs. When you get onto them they bodge the job as its cheap. Mould in my daughters bedroom they do not want to know only when they increasing the rent. They take too long to bodge jobs. Hate renting off them they are stuck up and money grabbing people and rip you off with your deposit. Would not recommend to rent or buy. Would move out but council are useless in offers on housing. Would give them no stars.

Select are ok yeah they collect £40 every 3 or 6 months to inspect your flat for a couple of minutes if that. But the main reason i am here is to WARN people of bad neighbours that letting agencies have no power over .I lived in a flat within BRACKEN PARK GARDENS and had a GREAT LANDLORD ,but yes theirs a BUT, the neighbours ABOVE THE FLAT are a living NIGHTMARE after discussing with SELECT who said they couldn't do nothing i had to go to the Environmental Health agency with Completed noise diary, they were very helpful and i did get a bit of quiet for about a month, but then they slowly ,it all started back with the noise and ridiculous behaviours of WAZZA and hid DAD !!!! Yes the name says it all.Thankfully i got out and now in a peaceful flat with great and respectful neighbours .Hope this helps!

We have waited 4 weeks for select to sort refund of our deposit. To be told they are keeping £180.00 for decorating and £36 for gardening when it was all done. Steve said we could claim the full amount. When he left the property on the day. All through never answer your calls or call you back when there is an issue. On the whole a very bad service

Absolutely awful experience from start to finish!! Not only with these but the landlord too! The language and the way they speak to you is absolutely appalling! Katrina Orchard to be precise, she was our agent and absolutely disgusting with how we was treated. No care, no manners at all! Disgusting. Will never use again and will advise anyone and everyone against using them.Said they’re taking £366 out of our deposit for a ‘touch up’ of paint!!

If I could give them 0 stars I would, but to be honest I think even giving them no stars would be giving them too much. They wanted over £60 for garden maintenance when we had strimmed and mowed the lawn 2 days before handing the keys back to them on a rental property. We didn’t take photos as we thought we could trust them. Obviously not as we were slapped in the face with a £60 for something that was done. However, when we moved in a bush was completely overgrown on half the garden and one of the fence panels was just leaning up against the fence (which we do have photo evidence of). So they can let us move into that but we have to pay for them to get somebody in to cut the grass that we had cut 2 days prior? Absolutely awful service, hidden charges and Katrina was extremely unhelpful when it came to disputing our claim for the garden and was told that “Steve” wouldn’t budge and we HAD to pay over £60 to get the garden grass cut (extortionate anyway, most gardeners would charge around £15 which we may have accepted and paid). There was nothing in our contract stating that we would have to pay if the garden wasn’t mowed (and it was, my mom spent 4 hours cleaning the house and sorting out the garden). They would drag their heels sending anybody out for anything. The windows needed replacing as the main bedroom kept becoming mouldy and I had to live in this condition whilst pregnant and then when my newborn was born.

I have very mixed feelings about this company, but I’ll try to make potential renters as aware of their business practices, including the positives and negatives, as fairly as possible.I’ll start with positives as their aren’t many; the holding fees are a good idea (they can be a huge negative too but we’ll get into that). If you see a property you adore and want to get your foot in before anyone else after viewing it, you can pay to make sure your application is prioritised. When I first rented with Select, I was desperately in need of housing, and so I placed the deposit as soon as possible to ensure I had somewhere to live temporarily. Another positive is how cheap the rent is; if you were like me and looking for cheap, quick, temporary housing then Select is the company for you. They offer very cheap apartments (I’m talking £470 for a flat in Dudley town centre, or £700 for a 3 bed, 2 bath house also in Dudley town centre) in convenient locations, and will probably have a house/flat to suit your needs.Now comes the negatives. Ironically first is the holding deposits. Not the concept itself, as many letting agencies allow you to pay a fee for prioritised applications, but the shady practice behind it. If you pay the deposit, and the landlord doesn’t like your application, YOU DO NOT GET IT REFUNDED. This is disgusting, and laughs in the face of the word “deposit” entirely. In addition, if you’re not lucky enough to get the first viewing in, you’re basically guaranteed to not get the rental as someone else would be accepted. Next negative is the other questionable business dealings. For example, my partner and I noticed some mould growing on the walls of our bedroom wall, we call AND email select in November about it, and when the end of January comes we still haven’t heard a response regarding it. This is horrendous as it is a serious health and safety concern, and even considered suing for renters neglect.The mould was due to a lack of insulation, which they also never fixed despite our complaints, as well as none of the heaters in the flat working besides the bathroom heater. Also, small petty complaint, but they only gave us one set of keys for the flat despite both our names being on the contact, as if we would both arrive from home at the same time, and neither of us had overlapping plans.They make false promises, saying during the viewing that they would fix our ugly kitchen which they never did, the person who gave us a tour and inspected the property only wrote one damage down despite there being dents in the wall, chunks missing off the corners of counters etc, so I have a very strong feeling we won’t be getting our security deposit back despite the fact that we have made 0 damages to the property whilst here.To conclude; if you’re strapped for cash and desperately need somewhere to live in the next week, select is your best bet. If you have more sense than to sign up for a six month headache with correspondence never coming back, constant cleaning and freezing temperatures due to insulation missing, and want to pay a bit extra to be sure that your landlords care, choose a different, more professional company.
