I would give zero if I could. One of my friends who I was going to move with to one of their proprieties request a inspection before we moved in but never happened as it wasn't their responsibility. Legally, it is their responsibility to look out and check before a new tenants move in. They fought and refuse to do it plus they took us out of the contract after I paid the deposit. Just a really sad and overwhelmed experience with this company. Don't recommend this to anyone.

We rented a property from these guys for 2 years. They were always helpful and resolved all maintenance and repairs in a timely fashion. At the end of the lease they helped us arrange cleaners and the deposit was returned promptly.

DO NOT RENT FROM THIS AGENCY! Dirty flat when we moved in, charged us to clean items dirtied by previous tenants despite photographic evidence. Mountain of items left over by previous tenants and poor repairs carried out. The agency do not respond to emails or phone calls unless you threaten to visit the offices, and agents were rude and unhelpful. Ended up paying £80 to clean a carpet that was filthy when we moved in, and that was only after negotiating them down from a much higher fee because they couldn't give me an itemised list of what I was being charged for. DO NOT RENT FROM THIS AGENCY!

They even don't deserve a star, I wish I can give them minus stars.I was a tenant who rent a property with Properties Actually before.They were really bad, no matter who you are dealing with, Michael Chmielinski, Nick Kimbel or Dorian Petani. This company totally did nothing, if you got any problem or anything with the property you rented with them, they just told you to contact the landlord yourself.In case if the landlord request this agency to cheat your money, they cooperate with the landlord fully to cheat you.NEVER use this company otherwise you will regret. This is the WORST property agency ever.

They are the best estate agents I’ve ever rented a place in London. I’ve rented form the for two years, and I stayed at an apartment in Maida Vale. From the very beginning Nick was extremely helpful and nice. As soon as we saw the house we absolutely loved it and Nick sorted out everything super quickly. Dorian was always willing to help and solved every problem that we had instantly. We stayed two years at the property and they never neglected any sort of issues. They are absolutely incredible and the number one estate agents, an absolute rare find - honest and professional. I highly recommended them and the beautiful properties they advertise. I really don’t understand how these guys have got bad reviews. I just think that their satisfied customers won’t be bothered to write something nice about them which is a shame. Thank you Dorian and Nick, we were very lucky to find you!

After 10 years in London and having used several agencies, this is, by far, the best one i have ever had. The professionalism from Nick and Dorian and also their empathy, helped me several times in the last 4 years. They helped me literally through everything; they answered every single email and phone call; they fixed everything that needed to be fixed within reasonable time. And also they helped me through the last stages before i left London, leaving a good impression on me. I literally had no issues at all, I do not understand these bad reviews, they clearly were not a good tenants; i do recommend them 1000%.

On my side, I didn't have any problem at all with this agency. On the contrary: they've been really easy to reach and always reactive when we had something to fix in the flat. They also have been really helpful because we didn't have any breaking clause in our contract but when we needed to move somewhere else, they've helped us in the process to find a new tenant. Also shout out to Anna who's an empathic and lovely person.

Without a doubt the best and most professional agents I have ever death with. I rented the property without any hustle last year and just renewed the contract. The agency is managing my property. I recently had an issue with the heating and the company arranged the plumber’s visit on the same day. In general, they are nice and reasonable people to deal with. I wouldn’t hesitate to recommend them to the new tenants.Thank you, guys!

DO NOT RENT FROM THIS AGENT!Nick was a complete scammer, when i first view the property in West London, he said the bathroom will be renovated, but it was not true. he ended up only telling the landlady to fix a few things, which is not what we agreed.The property was also not completely cleaned, there are many issues since we moved in and he got his commission and left!Simply unprofessional and not worth your time on this agent and their properties.

I have been a tenant of Properties Actually for almost two years.  Throughout that time, my experience has been nothing but excellent; I have found Anna to be responsive, helpful and proactive in every respect of my tenancy and I could not wish for better agents.
