Leaking roof not fixed in leasehold property for over 1.5 month and still ongoing. They stopped me from repairing as a building is not mine. Who knows how long the water will be still leaking into my flat before any actions will be taken. When the engineer arrived gave us a bucket to collet the water. Damage to the roof is over a meter long how they expect me to catch water with their bucket?!

Since I've moved into this property, problems after problem, full of Infestation, the street pride cleaners are so rubbish and lazy. Half of the staff lies, my belongings have been runied, so has my health, even after Pest Control have come and treated this rubbish flat, I'm still getting bites. Top people are just, eating good wages, bottom people don't care, full of excuses. Loads of Denying behaviour, this organisation doesn't seem to have any integrity. I'm failing to understand how they are getting awards for high service or excellent delivery. I've had deadly bites on my body, and the Head of Services, says in a complaint letter its Mild Infestation, they want proof of my bugs in monitors but the bites on my body are not proof? This is how ridiculous Derby Homes is. Alot of covering backs, excuses. The contractors are, either rude or abrupt at times. They I get told I should be grateful for obtaining this property. Well, as long as they are getting hefty sums of wages in there pockets, who cares about people's health.

Bully Behaviour from Staff, Avoid the Complex Needs Team, they don't have a Clue about anything. Highly controlling behaviour, the team leader doesn't even have a clue how to be a leader or lead a team. No real organisation with Derby Homes. Lack of Respect for Tenants. I don't understand how they recruit staff, lack of training or experience.

Went to visit my old mum in Alvaston, Border Crescent. The kids from the houses are just playing on the pensioners gardens, kicking ball all day long against communal gates. The housing officer is no where to be seen. Yet when I parked my car on my mums front garden, not hurtling anyone, no destruction to grass she’s knocking on my disabled mums door saying it has to be moved. Yet half a dozen kid’s kicking ball all day against the communal fences is not an issue. Shocking service, this is almost every day and the pensioners have complained yet weeks later still the same; they know the area, they know where it’s happening. They are apprehensive to complain because you do nothing.

In the process of a mutual exchange,it has now taken 4 months and still not had gas/electric check..tried to call sarah clarke every day on landline and mobile.no answer..the other people are done and ready to move.derby homes are usles.

The repair team at Derby Homes is exceptional. I have no complaints about them. When the phone system was down, I found it convenient to communicate with them by email.

My mother in law lives on Acorn close and it currently undergoing treatment for breast cancer, her home has been infested with mice for months and Derby home's solution was to just put down traps and not sort out how the mice are entering her home!! This totally unacceptable and Derby Homes should be ashamed of themselves.

Hard to get answers on phone when ring.Repairs are done in a mostly timely manner. Depends on who they send as to how well done the work is.House was a wreck when I moved in 5 years ago. No repairs had been done before I moved in but they deny this.

Cannot fault Derby Homes. I moved with them following a terrible experience with a housing association. I have had nothing but five star treatment from Derby Homes. They're currently at my flat fitting a whole new bathroom, the workmen are super, really lovely people. Please remember Derby Homes, like all councils, has to deal with a LOT of social problems, ranging from homeless families, providing housing and care for the elderly and disabled, children's social issues, antisocial behaviour, overcrowding, rough sleepers, people being evicted from private rentals etc. They are only human at the end of the day, and like all agencies who have to deal with these kinds of things, they are pushed for time and managing an ever increasing workload post Covid, and the cost of living crisis.For me anyway, I do not have a single bad word to say about Derby Homes, they got me out of a very big mess in my previous tenancy. Yes it can be hard to get through on the phone sometimes, but they only have so many staff and so many hours in a day, as well as having to deal with all of the above, as well as everyday things like repairs.
