Really lovely house in a fantastic location. Owners very friendly and welcoming. Breakfast was very good. We arrived when it was dark and raining, which made finding the house more difficult. The house is about half way down sadlebow road, with stone pillers. The name sign was not very easy to see in the dark and rain.

Nice and quite with good views. Excellent friendly hosts with good local knowledge. Would benefit from an honesty bar like similar sized venues we've visited to aid a good night's sleep.

I stayed at Austons Down Farm on a business trip, and I can report that it's an excellent B&B! The room I had was spacious, clean and the bed was very comfortable. The two owners were both very friendly and welcoming and breakfast was delicious. Austons Down Farm is situated in some wonderful countryside and the nearest village is a 15 walk away. Finally, the internet access is free and more than quick enough to stream Netflix and have a Hangout session with home. I hope I get the opportunity to stay here again.

Gorgeous, nicely decorated country house in a beautiful, quiet country setting, with modern facilities ... very well kept. Unbeatable hospitality, and the breakfast is really excellent.

Stayed last night, on arrival we were offered hot drink which was served in a very comfortable lounge allowing us time to relax after our journey. We could not fault the welcome, accommodation or the delicious breakfast. Situated within easy reach of the M40, Stratford and Warwick it is an ideal base to explore the area and great place to relax. Look forward to staying again.

I can't rate this highly enough...a wonderful stay, peaceful and quiet. Breakfast was superb and the host very welcoming and friendly! Will undoubtedly return.

Really sweet place - lovely sized and clean bedrooms and bathrooms, beautiful setting and nice breakfast. The family that run it are also very pleasant and helpful. All you need for a B&B!
