First impressions were that the hotel was very clean. The parking outside is very limited. We had to park way down the road and there were 4+1dog for 2 nights which was more of an annoyance to drag the bags, get everyone across. The location is super central which is a big plus. I think that the staff could've been a little warmer towards us. My 8 year old pressed the bell to see the dogs and the lady on the desk was less than pleased. He has additional needs so unfortunately this left him a bit upset that he was told off for something quite innocent. The last day we were leaving we kept getting asked if everything was OK at the breakfast table. I realised that because we were probably slower and the table was needed at 10am. Having ran my own food business I see things that others don't. I think the cooked breakfast choices were a little unusual. The 'mums' breakfast comes with no beans or hash browns. The mushrooms were very dry, the eggs were undercooked on top for everyone. The whole breakfast was an attempt at not being a fry up, but the result was a dry breakfast. A black pudding option would have been a nice addition. I did realise you could make your own on the 2nd day but felt that we were hindering the serving staff by asking for different things. However the resulting breakfast when you picked your own was far superior. The bread was 'bog standard'. Using a tiger bloomer or malted loaf would elevate the breakfast to a different level. I didn't like that the breakfast 'starters' weren't self-service. This was probably to reduce traffic in one area and clean up but came across as a bit penny pinching by giving you just one, not a selection of small choices.The room was a family one which was quite small, but immaculately clean. We spent 2 days navigating a towel rail which had no real home in the bathroom. We had no floor mat for showering so one of the 2 hand towels had to be used. The fan in the bathroom didn't work and the window couldn't be opened.The hotel was sweltering. I think I'm so used to doing with less central heating that it was uncomfortable. The bedroom window only opened a small amount. The children's one not at all. We had to get the fan out of the wardrobe to cool the room and it wasn't even more than 12°c during the day.The dog had a lovely mat & dog bowl in the room as well as a throw for the bottom of the bed. The children's room was tastefully and nicely decorated. The wallpaper wasn't to my taste in the room but very professionally applied.I'd stay here again for the central location but not sure it's really geared up to be a family hotel. More couples with pooches. The lady on reception was very knowledgeable about dog friendly restaurants. Maybe a list of ones that are found/discovered by visitors would be a nice touch.

Utterly fantastic!!! This establishment is spotless, the staff are so welcoming, our puppy was so welcomed and everything we needed they catered for. I can't express how clean this guest house is. We had a wonderful stay, perfect location and even my favourite smoked salmon for breakfast. Definitely definitely recommend. We will be back.

Very disappointing experience at the so called boutique hotel. Breakfast was mediocre, rooms tiny with extremely poor soundproofing. Could hear a bloke snoring next door! Suitcase couldn’t fit in the room. Also only 5 very tight parking spaces for 15 rooms. Seems like the owner has maximised the number of rooms/profit and felt extremely crowded. Hardly could sit on the toilet seat as room very narrow. Would strongly advise you stay somewhere else.

Just a one night stay but room was spotless and well decorated. Top floor with a view out front to the carpark. Bit of wind noise all night as it blew over the guttering but can’t control the wind lol. Breakfast was delicious, not quite a full English but tasty all the same. Would happily return here next time I’m down.

We had a delightful two night stay in this lovely, cosy boutique hotel. The room was clean and welcoming. My husband enjoyed the balcony! The staff were very friendly and helpful. The breakfasts were delicious with lots of choice and table service. Good location for exploring and meeting up with friends. Highly recommended.

The wife and I with our two Cockapoos stayed here for a weekend in December.The Hotel is in a great location, a few minutes walk from the beach and many bars and restaurants (most are dog friendly).The hotel has free onsite parking. On arrival we were shown to our room by the friendly landlady. The room had it's own door to outside which was great as we didn't have to go through the hotel with our dogs.The room was very clean and warm, had everything we needed. The bed was comfortable.For breakfast you can take your canine companions if you like. Breakfast was one of the nicest we have ever had, the bacon was delicious.Checkout was at 12 which was great as no need to rush

Just an overnight stay. We were given a room with a separate entrance at the back of the property so easy access with the dog. It's a very dog friendly place, no restrictive rules. Plenty of bars and restaurants round the corner. Nice breakfast too.

Perfect location in Lytham. Short walk to the beach and shops.Very friendly owners and staff. Perfect and helpful.Pet friendly and extra touches given to four legged friends.Beds were comfortable and the room were very clean and plenty of room.Breakfast was amazing plenty of options you will be full I promise that.Second stay and will be back again.
