Where to start with this place? A grand big house within a 15 minute walk to Holywood, have passed it many times and not even realised its there. From the warm welcome, and homely vibe, to the large rooms, huge beds and stunning views (room 14) excitement began to build for the 'Titanic' menu. Pre drinks in a fine big room, similar hungry guests chatted politely with food in mind, before we were brought to a fine big dining room to start the Titanic experience. Without exception, every course was beautiful, served up by friendly staff including Bernie the proprietor. There was no rush, no where had anywhere else to be and this told in the nice relaxed atmosphere. The scallop and the beef probably the highlights, and any questions about the menu were answered by a talented chef in Conor. A truly wonderful experience start to finish, with an excellent breakfast the following day just to finish off the perfect night away. Anyone thinking of booking... Just do it!

Rayanne House has left a special place in our hearts! We found it by chance and it was obviously meant to be! Conor was a very welcoming and friendly host and we were lucky to be able to stay in this lovely house, the amazing spacious queen size room on top floor with balcony and great view of the garden and Belfast Lough - the sunsets were amazing! Bed was very comfortable, quality linen and the room and bathroom with all the lovely little extras was faultless. Breakfast was absolutely amazing with excellent, tasty breakfast starters followed by mains. All staff were lovely too. Highly recommend and we will definitely be back!

This place is advertised as 5 stars but I’m really sorry to say our experience did not live up to that standard. Staff were polite, and the house itself is a beautiful building. However, the room we stayed in was in need of some TLC. The decor was quite dated, and despite there being plenty of room for a normal wardrobe there was a impractical corner unit. The veneer on the bed was peeling off, the bathroom taps were the wrong way round and the shower water pressure awful. We had a terrible nights sleep on the first night as a hen do were up drinking until the early hours directly beneath our room. Does a 5* B&B really accept hen parties? The house is old and characterful, but it also creaks a lot and we were woken up by people in the room above us moving around, several times. Breakfast options were interesting and exciting, however for a 5* establishment I’d expect higher quality sausages and bread eg. Farmhouse style/homemade/sourdough etc.

What a fabulous night!Our company hired the private dinning function at Rayanne House for a staff Christmas dinner on Thursday night. We arrived at 6:45 to a beautiful warm, festively decorated space and friendly staff. Each person was quickly met with a glass of champagne as agreed and all covid measure sun place and certs checked as per guidelines. The food was a three course meal which was served according to a seating plan so staff knew exactly who was eating which meal, continually topped our drinks up and looked after us so well. The food was impeccable (living up to the Rayanne House reputation) and the evening was excellent. I a quite a picky person and as the organiser quickly pick up on little details, but I did not need to ask for anything once throughout the night. Bernie and her team were exceptional hosts and made every element of the evening feel seemless. Thank you for a high quality experience for our deserving team. If you are considering a private party/dinner for a group, Rayanne House would be a very smart choice.

Wow! What an experience! We have been on a 2-week vacation going all around England and Ireland and this was by far my favorite dinner of the trip! Every single course was something that far exceeded my expectations and left me satisfied! So reasonably priced for what you get! The staff were lovely and the rooms were all very different and cool in their own way! We have a large party of 9 plus one extra person and they accommodated us very well! If I ever go back to Belfast, this will be my first pick to stay! Thank you Rayanne House for a lovely experience!!

So lovely! We were in town for a wedding at the Ulster Folk Museum, and stayed for just under a week. Very cozy and charming, very clean. Breakfasts were delicious, the staff is friendly and helpful. It's a little bit of a walk to the nearest shop, so perhaps better to have a car, but totally worth it.

Thank you so much for such a lovely stay in Rayanne House! The house was absolutely stunning with lots of character and the room was spotless and very well kept. I could not have asked for a more perfect nights sleep! The location is absolutely ideal as it is only a few minutes from Belfast city airport! Overall a 10/10 experience for us and we would not hesitate in staying here again.

The whole breakfast experience is quite simply the best in Northern Ireland. The Staff are so friendly, accommodating and attentive and make you feel so welcome in their beautiful house. The food was the best breakfast food that I've ever had, chosen from a very imaginative menu. I will definitely be back to sample some of the other dishes! A great way to start the day!!!!!!

The room that I stayed in was shabby and most definitely not the 5 star rating that I had booked and was expecting. Whilst clean, the room was in major need of renovation. I did not sleep as the bed was uncomfortable, it was impossible to fit anything in the so called wardrobe which I am sure came from a childs bedroom, the balcony was unkept, a black rubbish bag was dumped there and some chocolate bar wrappers in the ashtray. However th highlight of the room was the avocado bathroom suite which had a chipin the bath, a plastic shower curtain and scractch brown formica bath panel Needless to say I did not use the shower as i did not fancy being tangles in the shower curtain!. The only redeeming feature of this room was it had a large window which flooded the room with light and had a wonderful view of Belfast lough. Breakfast was described as gourmet, it was enjoyable but def not gourmet. The staff were polite but not overly friendly. Whilst the gentleman I spoke to took on board my comments and to be fair did offer me to stay free that night as he agreed that the room was in need of refurbishment (rather grumpily though which I refused .. I just wanted what I thought I had booked and cut short my reservation). It was completely unacceptable to offer and sell this room as a 5 star. At no time the following morning when I made a hasty get out of there did anyone ask me how was my stay or was everything ok, I paid the full ask of the room, there was no token gesture of a reduction which I was extremely surprised and disappointed by. At the very least someone should have asked if I was ok as I now had to find somewhere else to stay.
