Linley & Simpson Estate & Letting Agents - Roundhay

I paid the deposit 3 weeks before the proposed move in date but still on the move in date when I went to their office to pick up the keys, I got told that they haven't received the necessary documents so they can't let us move into the property. I wasn't even offered a seat or resolution while I was there but as soon as I sent the email to their manager about the complaint, I started getting the right responses. I did manage to complete the move 2 days after but had to take unpaid holidays from my work just because the agency couldn't sort it on time. Also we got told that the property was professionally cleaned, but the condition of washing machine and bathroom were in unhygienic condition, which they did offer to get cleaned about 3 days after move in but by that time I had already got it done. Not satisfied with the service, because of their carelessness I had to bear financial loss.

Purchased through Linley and Simpson and had great service from Amy. Very friendly, approachable and understood when our lender was frustratingly holding the process up which we couldn’t do anything about. Great communication.

I am deeply frustrated by the service provided by this agency. It's disheartening to see how immigrants and first-time renters are treated. The entire process seems suspiciously standardized - taking a holding deposit, conducting references, only to inform us suddenly that we've failed and won't be refunded. They accuse us of providing misleading information, but why would anyone jeopardize their own housing application? Their definition of misleading" is vague at best. Without proper guidance

We dealt with Amy throughout our moving journey and she was excellent. She was kind, considerate and compassionate to my parents needs.The only reason I’ve not given a 5 star review is because we had to wait until 4pm to get the keys to the property which when it was one of the coldest days of the year and it was two people in their 80s that were moving 90 miles to their new home was really not the best end to the journey.

According to our family's needs, he trying his best to find a property for us in LS8. After his attentive selection and arrangement, in a very short time we found our dream house that we were very satisfied with. I wishing James and his team have a good business.After James Pearson found a nice house for us, then Property Manager Ian Atkinson to checked the facilities in the house before we move in, he followed up with the landlord on the renovation of the house. When we have any questions about the house facilities, Ian will make our request to the landlord and reply promptly . We are confidence on Ian Atkinson handles everything, he is a very polite, patient, efficiency and professional property manager. Ian, thank you so much again for your brilliant service.We appreciate we get help from Linley and Simpson Roundhay. I would like to say thanks to both letting consultants Natasha and Ebonie, they are very nice and helpful. Every time I have some letting questions, no matter emails and phone, they will answered back promptly and have professional advice. Good communication and customer service.

The team at Linley and Simpson have been great to me, both as a letting agent and an estate agent. I finally bought my first home which was the same flat I was renting at the time. The Roundhay office were helpful contacts when I had maintenance issues, and then when I needed help pushing the sale forwards, the team did their best to make sure this happened! I recommend both the lettings and sales teams!

Recently purchased my first flat via this estate agent. They were really helpful updating me though the process communicating really well with the vendor for me. I dealt mainly with Amy who was incredibly friendly, helpful and responsive to emails.She went out of her way to help me several times such as communicating with the vendor re furniture, organising a last minute second viewing etc. I was very grateful for how helpful she was when there was an emergency key issue when I had already moved in. Felt like it was a 5 star service throughout would use again

I was delayed moving into my flat as they were sending in cleaners (the flat had been empty for a month). I got in and there was still black mould on the walls.The mould worsened during my 3 years there to the point where I couldn't use one of the rooms, my belongings were damaged and I had to have surgery to fix a chronic infection that could not heal in this environment.This was reported many times and, aside from 1 proper visit, was treated by asking me to put damp catchers up (which i already did) and painting over it with damp paint.Various times I was expected to pay for plumping and property maintenance because it was an emergency and their plumber hadn't been available.Upon leaving the property i cleaned and scrubbed and left only a small amount of regular wear and tear (from the 3 years I was there). I painted and cleaned up the mould. This was in July. It is not December and I have still not received my deposit back as they are claiming I owe them £110 in cleaning charges. No receipts will be provided and the neighbours to the flat have confirmed no cleaning was undertaken. This is a greedy parasitic company and I will never recommend anyone go through them.Oh, and if you want receipts from my end don't worry I have pictures and screenshots of the full thing.
