My room was dirty, stains everywhere and had to pay to use someone else's WIFI.... The place was run down and noticed the fire escape was rotten away. So if you were high up and a fire broke out, good luck. Also advertised free parking but it turns out you have to pay £11 at a multi story 5minutes away....was not impressed

Typical uprated guest house, with a little heip this establishment could be super. A tweek here and a tweek there is all that is needed. Nice and clean and near the seafront. Quite like Hove and the quirky little shops on the main shopping street that runs into Brighton. A good price as well.

Really great location for the price and the woman in charge is wonderfully welcoming and relaxed. It's not the Ritz but you'll have all your essentials which was key for us. Only negatives were that our ensuite's door didn't shut properly but not a huge issue amongst friends.

Room clean but dated, window lock fell off in my hand. Fire escape looked absolutely rotten. House party in the building next door but well priced, location good and good nights sleep. Local multistorey car park was £9 for 24hrs. If you're fussy this isn't the place for you but for one night it served us well.

Rooms are very comfortable and clean. The ensuites are looking a little bit tired, there are old soap dispenser brackets attached to the wall above the sink, and one above the bath, just brackets nothing else little things i know but it does spoil what could be a nice bathroom.

Had a wonderful visit to Brighton and stayed here, really nice bakery nearby for breakfast! Also multiple frequent buses into Brighton town (takes about 15 minutes).Also, street parking outside, use the app (instructions there/info when you call) and can park for up to 7 days, pretty reasonable price too.Room was lovely, had everything we needed, and would stay again! Calling to book directly is really easy :)

This guest house is certainly not 4 star any more, the room we had was definitely run-down. Advice: replace pillows more often, they were not good. Also, this was very bad, the bed was a metal framed bed and was very wobbly and squeaky, at the very least the bolts need tightening up; it made us feel uneasy. We would have definitely mentioned this at checking out but there wasn't anyone at reception.

Poor, the website advertises breakfast, there is absolutely no breakfast at all, even some of the reviews state ‘hearty breakfast’ - simply a lie. The room we had was tired, surface clean only and had a noisy broken fan to cool the room. The hotel is very dated, rusting steps at the back and the garden is an eyesore.
