Connell's Survey & Valuation

AVOID!! Valued my property £80k less than two independent estate agents.No option to challenge the decision so effectively money down the drain. Onto the next lender I guess.

The surveyor Daniel McNab was incompetent and his report was like it was for a completely different property. Where he hadn't properly observed various aspects of the house, he simply made things up, with our own observations proving him to be a liar. He might as well have walked around my property with his eyes closed as his report seemed like a cut and paste job of generic wording or wording he'd used/found for other properties of a similar era. What a waste of time and money.

We were given this company to carry out our house survey by our mortgage lender… based on their terrible reviews then this review is more of the same. They missed various problems in the house including a leak in the bathroom which left water marks on downstairs ceiling. After complaining they send a surveyor out to look and after weeks of not hearing anything we received a generic email saying our complaint was invalid and cased closed. I should mention that this was suppose to be an upgraded survey so even more disappointing. Don’t waste your time or money using this company

The surveyor was very rude and did not introduce herself. She criticised every small thing about my property and ignored the good parts. As soon as she got out the car i knew that i would fail.

I was dreading this company coming out because of all the bad reviews on here. However to offer some peace of mind I wanted to share my experience. It was easy booking in a conveyancer, Adrian was who valued my house. He was polite and knowledgeable and was happy to explain how valuations are formed. I didn't experience any difficulties with this company

Oh dear. Like many other reviews I’m remortgaging with dynamo and forced to use this surveyor.Patrick was a nice fellow in person despite a bumpy booking process where appointments were cancelled.I’ve filtered out most bad reviews as appreciate how a small change in value can tip the balance on a mortgage.I own 80% of my cottage and had no issue on the house value but in the report I have 6 bedrooms let for 3 years with long term tenants.The report came back which even the broker said was in conflict. The report says 5 bedrooms & nil as the rental value. During the tour the agent said he was out of area and unsure on rental level.What exactly are you paying £880 for? Sadly I have to write off the money and start again. If you read this ahead of time AVOID

Their appointments service should get a complete overhaul and be more customer orientated/friendly! They only work in the mornings so to hell with anyone who isn't available or might not want to get up early. They just do not have afternoon appointments! Felt bullied and controlled into having a morning appointment I did not want to have and the first surveyor just measured the lounge and left . At least the second time around he did some work .

Rude and incompetent ‘surveyors’. Don’t appear to use local market comparisons and instead conduct 2-minute surveys and pick a figure from thin air! Undervalued by 30% and with no valid reason!! There should be a law to protect against such ridiculous valuations I can’t comprehend why any lenders would have them on their panel!? Luckily the next surveyor came and even said what a bargain the house was! But meanwhile I had had to reduce by £5,000 to keep my buyer happy as he had to apply with a different mortgage lender following Connell‘s random valuation. So they effectively cost me £5k.

Avoid at all costs.Had 4 local valuers confirm value of house, however my lender wanted to use these people.The surveyor was not local and when calling he was expecting to survey a flat, so was not even prepared to value a Victorian terrace house.I was worried after reading previous reviews and that was justified when the property was valued £90,000 less than all local valuers. Of course we appealed but they did not even want to know.We then received the report and they stated 2 reception rooms when we clearly have 3 and did not even mention a loft conversion…how can this be missed?The delays meant that we missed out on a good mortgage rate as lenders pulled their products. If the house was valued correctly, this would have been no issue.Disgusted at the service and looks like I am not the only one.

Useless! As soon as the Valuer showed up I knew he was going to undervalue this property. Never smiled, got a really bad vibration from him and boy did he not disappoint. Late fifties, grey goaty, handbag on his shoulders, typical ‘I am going to show you’ aura about him. Valued property 43k less than I expected and there is no appeal procedure with the lender after I complained Try to avoid this company.
