For your own sake, Avoid At All Cost. I had no one to warn me and was naive enough to not do my research on this estate agent. Let this be a warning to you so you don’t have to suffer as I did.This agent will not respond to urgent requests and problems that need to be dealt with immediately like power for hot water and heating and leakages as it is not life threatening. They put false advertisement up and do not follow up on their words. Do not expect a quick response or any level of professionalism from them.If you do decide to view a room or property with them make sure to inspect it thoroughly as there may be untreated bed bugs and fleas awaiting your arrival and bite you relentlessly the first night you decide to make this your new “home”. For the following nights after you will wake up to yourself scratching the skin off your body trying to relieve the itch. Insects and bugs will enter your room through the cracks and holes of this poorly insulated property and it will take weeks for them to put a draft stopper beneath the door to a room right next to the kitchen to block the giant gaping hole that pests use to come and go as they please.If you are unlucky enough to have a free loader who does not pay their bills, you will be punished for other’s incompetence. Do not expect michael angel estates to give them a notice or hurry them up or even evict them after months of not paying their share. Instead they will carry on doing nothing and letting them sap all the gas and electric off the meter and have days without electricity or heating and will just be sitting there in the silent dark cold shivering yourself to sleep on rainy days until someone gives in and pays their share for him which they will not pay back. The cleaner that is supposed to come every Fortnight does not come as often as falsely advertised and only cleans properly when in the presence of someone else.There are many hazardous flaws with the quality of the house itself that do not fit within regulations of many of their properties that I have viewed and should be reported like no fire doors and a good fire system, a bathroom/showerroom and toilet for every 3 people, unstable frames that are falling apart, poor ventilation in damp areas that will cause rapid growth of mildew and mould growth, etc.When you leave the property they will claim you did not thoroughly clean the property even though you wiped all the surface and swept all the floors and left everything the way it was when you entered the contract because there are spiderwebs still on the window. For this they will deduct £50 from your deposit. Their reasoning: £20 for a cleaner, £5 for their transportation, £25 for their equipment. That’s right, they claim that they are so clueless to do anything on their own they need professional help to clean some spiderwebs... And as if the cleaner would not already equipment on hand if they went to a professional cleaner like they claim they did. They will make up whatever to get more money from you. I really doubt they would’ve had to hire a cleaner and couldn’t have just cleaned up a few webs themselves. If they did it would also not cost a whole £50. No matter how spotless you leave the house as soon as some spiders come through the rotting frames or the other many holes and crevices and decide to make a home for themselves after you leave, don’t expect to get your full deposit back.Do not sign a tenancy agreement with this agent. Yes the price might be attractive, but the house quality and management of property is utter trash. Find a place you won’t feel dirtiest when you step into the bathroom due messy housemates who leave behind the uncleaned human waste splattered around the toilet that the cleaner ignores and the fungal growth creating that all too familiar particle dense putrid gunk air that I have been breathing for too long. Find a place that you will feel home, where you won’t constantly feel anxious, tense and uneasy knowing that you are sharing your bed with other beings that feast on you whilst you restYou have been warned.

This is the most helpful place in Cardiff. Really the manager is very very gentleman. He is so helpful and that office is one of the best offices in the United Kingdom. Very comfortable people to deal with. I have dealt with them more than once. Thank you very much to the respected manager and the staff

They will not refund your deposit. I received the property very dirty and I cleaned it and painted the walls. The carpet was very dirty and there were many holes at the bottom of each wall, it was not known how deep. There was a broken office table that I moved to the garden to make space. When I left the property, it was clean and painted. They said we will not return your deposit to you because there is paint on the carpet and there is a table and chair missing, . It was my first experience with real estate agents and it was very bad. Just because someone takes your rights and you can't do anything

The management of this agent is doing a poor job. When i moved in the properties, it was not cleaned and dirty. I need to follow up all utilities registration. Some of the kitchen white goods were out of order. Properties was promised being repaired before i moved in. But it was not done and only carried out when we moved in.Stay away.

They provide you with more options to help you make your mind up.They have a range of properties around Cardiff.Good customer service , They will go that extra mile to help you out where possible.I would strongly recommend them.

On Friday I booked a viewing in Cardiff to lent a room on a, booked my train tickets which cost me £65 pounds, and time of work as it was on a Monday. On that Monday I called to confirm the time is correct and I get told its been taken. This is how you lose a full days pay at work, and £65 pounds just because the 'professional' Agency forgot to call and let me know the room is taken. If I wouldn't of called I would of went to Cardiff just to phone them there and let me know the room is taken...I don't know how your organisation is so poor... or is it the lack of respect for other peoples (potential customers) time, effort and money...

Very unhelpful in contacting my landlord regarding refunding rent. Frequently didn't respond to emails, or took a while to get back to me about the house, stating they're a letting agency and its not for their responsibility.Also, stated they will take me to court when I wrote a bad review about issues with my rent.

I had an appointment with the agency to see property. I arrived before the time but no one from the agency came even after trying to contacting them several times. They did not reply, schedule or even send a text. I waited for a half hour outside the house then left. Even after that I did not hear back from them

Rented a room through this estate agent, unfortunately I didn’t have the luxuary to be picky about where I lived at the time. They didn’t help sort out any problems. Advertised double glazing when it clearly wasn’t, the frames were rotting, the house was so cold I could see my breath a lot of the time. Damp and mould everywhere. No lock on the bathroom door in a house with random strangers of mixed gender. No door handle on the back door which meant the advertised garden wasn’t even accessible. When I finally got to leave this hell hole, I was told I would get my full deposit back by the estate agent yet the landlord messed me around telling me lots of different reasons as to why he couldn’t give me it yet, they done nothing about helping me get the full amount back even though it was them I paid it to. They might seem friendly but in a practical sense, useless. Avoid.To the reply I can also clarify this is 100% the correct estate agent I am referring to on Broadway with an estate agent named Joe & a lady called Jade and they are still advertising 2 rooms in the same terrible house! (Bradley street by the way - no pictures of course) Hilarious that they’re trying to cover up this bad review by lying! I still have texts from Jade and also the landlord on my phone (last text ignored when asking for advice about my desposit - still waiting on £150) papers from when I moved in, pictures of the house!
