**HEALTH & SAFETY WARNING**If you're thinking about moving to X1 Exchange, please read this review. There is a serious problem with heat in the building.For some reason, every property in the building has windows that don't open. This, on top of the heavy insulation and south facing metal cladding means the flats are ridiculously hot ALL THE TIME. It has caused breathing difficulties for myself, on top of heavily disrupted sleep (as little as 1 hour at peak summer).My living room, with the door wide open, reaches temperatures of 32 degrees C, when it's only 23 outside. We were told before moving in that there is a ventilation system built into the flat which negates the need for opening windows. Our system does absolutely nothing and after speaking to the manufacturer in May I learnt that it is faulty. At the time of writing, 10.8.23, I have been battling with X1 for 3 months to try and get them to pay for an engineer to look at our system - but they're refusing, claiming that the Landlord doesn't want to pay for them to look at it as he paid for a service this year.It's been 3 long months of back and forward and we aren't getting anywhere, I've had to change jobs so I no longer work from home, and me and my partner sleep in separate rooms due to the heat.There is a Facebook group for resident of X1 The Exchange. Before deciding to move in, join the group and have a look at some of the issues that you'll be living with.Another issue is the gym. There are 6 treadmills and every single one is broken. I reported that on 18.5.23 - it is 10.8.23 and they are all still broken.I also recommend Googling X1 Gateway Manchester Evening News" as you will see how X1 manage properties.AVOID X1REPLY TO COMMENT:There isn't a mutual agreement because you went from replying in 24 hours to 4 weeks once I requested an engineer come out. 24 hours after posting this review I was contacted by Envirovent and booked a slot for a repair. There is a 4 week wait for an appointment

Nice apartment (sadly no open windows) but terrible service from account managers. The staff are inexperienced with senior titles. When it comes to emailing them unless you're an interest to them they'll take ages to email you back. Lied about parking availability. The quality of the apartment is cheap, door handles breaks all the time, small fridge freeezer breaks down often and toilet flush mechanism is poor. However it does have power shower which is good. Friendly night staff though never any staff when fire alarm goes off. Over charge on end on tenancy exit. Ridiculous charge to repaint, new toilet seats and cleaning eventhough I've already paid for a professional to do the job. Thankfully I have photo evidence to dispute. Definitely avoid X1.

Visited some friends in these worst apartments with no windows. Suffocating rooms and no air ventilation system. Even corridors and lifts smell with rancid air. Never buy or rent.

Very bad customer service from X1 the exchange . A special by one of the team which is called Ellie Bradbury and the manager Jake Nabi , they are not professional at all , I would highly recommend not to deal with this company as they will disappoint you with their services. Flat was not cleaned for new tenants even during such serious Covid 19 situations. Do not rent properties here without viewing, you will be surprised to find many non maintained items, such as stained mattresses, dirty drawers, hairs lying everywhere,peeled off strips on kitchen cupboards, greasy cook top and oven, dirty rooms, filthy toilet( the w.c. was not cleaned even once it seemed- it was yellow all the way), about to fuse bulb, balcony full of cigerrate buds, cracked w.c in one of the two bathrooms and over an above don't get misguided by fully furnished" advertising
