This company are a disgrace and should be investigated.I paid my ground rent for this year 2022, and then E&J sent a letter saying the rent had gone up £250:00 this year and want payment.How can such a increase be justified with the hardship on families already.The government need to act faster on rip off companies like E&J estates.

I’ve lived in my property for over 12 years and never had a problem with E&J estates team.On the occasions, I’ve called the office, staff are always pleasant and answered all questions in a reasonable timeframe.Thanks you to a lovely lady called Beth who took my call yesterday, what an extremely helpful person who went above and beyond answering questions.Thank you

Yes indeed a real bunch of cowboys, woe betide anyone who decides to do business with these arrogant people, I will be seeking legal advice and sorry I couldn't give them 0

Worst experience ever. No reason for charging Solicitor's Reterral Costs £114, worst costumer services, 1 star is too much for them

Absolutely appalling customer service, rude and threatening. They seem to make up figures to charge the leaseholder then add on extra fees if you question them. They don't fulfill their legal obligation and, again, add fees to your account if you question it. It is truly shocking to see a company act in the manner they do.

Truly awful company - don’t answer the phone or respond to emails. Waited 2 weeks for a response to my email and called to chase to be asked to email in. Ridiculous!

This company are just scammers. Trying to charge me money to clear out 3 garages that don’t belong to me. I’ve told them I’m not paying a penny. They can take me to court all they want. I pay a ground rent for my garage not someone else’s.Trying to talk to them is like talking to a brick wall. There are pictures of the garages and driveway that we are paying ground rent for. Notice the driveway is a boggy mess of grass. The whole area is unfit for purpose. They’ve taken me to court twice about these garages. So bring it on you robbing scammers.

1. They send ground rent invoices to the wrong address and then charge late payments and interest. This is done deliberately to make money.2. The lease states we can keep pets but require consent and the process to get this consent takes close to two months and that as well you will have to chase them non-stop.You are truly stuck and extremely unlucky if you own a flat where they are the freeholder/managing agent. Stay away if you find out they are the freeholder/managing agents when buying a property.They will try countless ways to make more money from you and in return give you the worst possible service.Really poor service and every time you require an answer it takes 7 working days and after 7 working days the answer is we have received your request.On the phone, they are extremely unhelpful, explained that they sent the invoices to the wrong address and wouldn't cancel late payments, instead kept adding interests and to a point I got fed up and made the payment.

Missed 2 ground rent payments completely by accident as moved house and stupidly only set up mail redirect for a year. Now have to pay £3700. Devastated. Always paid ahead of time when I lived in property. Nothing I can do E&J Estates won’t even update my address on records now as it’s with their solicitors

E&J Estates is the least professional, most exploitative firm I have had to deal with. I bought a flat in 2016, and the conveyancing took 2 months, without E&J involved. I sold it in 2022, and it took 8 months - largely due to the laissez faire attitude of E&J Legal. They charged £2600 for a management pack and deed of variation - but did not provide the service to go with the price. Every email from a solicitor query was subject to a 7 working day turnaround, which they did not speed up. Their Legal person never answered the phone, didn't respond to emails, and showed zero care about the transaction. Awful.
