Egstow Park - St. Modwen Homes
Each house has to have provision for cycle storage but where are the cycle paths? It seems only pedestrian links are being made to Tupton Hall School. Proposed greenways/cycleways that would link to the school, local amenities, surrounding villages and the countryside in the Local Transport Plan were deleted by the Planning Inspectorate in July! We all know how heavily congested the A61 and surrounding roads are already so with around 825 new homes in just this area, there looks like being total gridlock on the A61 corridor route. What has happened to 'build back better'?!! Come on local planners/developers - please give this some thought before it's too late! Please see the map showing Derbyshire County Council's proposed Key/Local Cycle Networks highlighted in orange.

Egstow Park - St. Modwen Homes
Very nice houses BUT. they are extremely tightly packed in with tiny gardens, parking isn't enough for the amount of cars, the roads are very narrow and a lot of what you see in the show homes are paid for extras.Also the guy in the sales office is clueless, he knew nothing about the local area and particularly what was being done in terms of infrastructure to support the development (doctors/schools/roads etc). He didn't know catchment areas for the local primary schools which if you're dropping £300k+ on a family home is very important (it's Sharley Park and holmgate btw)Finally if you've bought a house overlooking the lovely green fields (something that would attract me) I'm afraid they are going to put more houses on those in the future turning this into a horrible pokey urban jungle.
