Tenant Beware, based on our experience with these folks, please consider below:1. If you are a tenant, just take 1000 photos when you will arrive as they may find errors (non humanly visible through eyes) and try to find ways to deduct money from your deposit2. Tip: Please note they have super expensive cleaners that you can use to avoid conflicts3. They have their own definition of professional cleaning, so no matter what you get done its never clean unless you use - you know whom

Terrible experience with the lettings team. They keep on uploading properties on rightmove but none of them seem to be available it looks like. I was in touch with Reily from their team - he blocks your diary, and cancels at the very last minute every single time - giving reasons like unavailable to get access from tenant, property gone etc. - very unprofessional.

The worst experience ever. Don’t choose them unless you’d like to spend 3 months making all the efforts to contact them and sending countless emails to get your deposit back. When they need help from you to arrange for a viewing for the new tenants, they are always reachable and responsive. While after you moved out and would like to get your deposit back, they never replied to your emails. They picked up your calls and acted politely saying they will ask the agent who is responsible for this to reply to your emails, but it never happened. I had to pay for a solicitor to get my deposit back from the third party and waited another 4 weeks for the money to return to my account, because the Deposit Protection Service can’t get in touch with them either. The WORST agency ever

When I first viewed a flat I told the estate agent that showed me around that my partner and I had a bad experience with estate agents messing us around and the estate agent assured us that they were not like this. I viewed the property and put an offer in. The estate agent said that they wanted it to be mine and that I had it secured. I was told I would receive the paperwork for it that night. It got to 8pm and I had still not received the paperwork so I rang the estate agent only to get a rude text telling me to stop calling". Eventually

Very professional and experienced agency. We lived in RA for 4.5 years and all through our stay Agency gave us fantastic  service. Our maintence issues were quickly delt with and communication was prompt and effective at all times.Our move from RA was made smooth  and hassel free by Royal Arsenal residential. By far best in the buisness for sure!! Highly Highly recommend!!

A really strange experience with RAR. After six phones calls, one email and a few text messages, I've been told over text message that my property on the Arsenal estate does 'not meet standard to be let'. That is without it even being viewed and it being in one of the historic buildings on the estate and it being let for over five years are just refurbished. I have no issue with businesses saying 'no' but to just go silent and not give a reason for why for so long and to ignore a prospect is unacceptable. Foxtons have just said they would have no issue marketing the property, but I wanted to give a smaller, local agency a chance. I wish I never bothered! As a small business owner, I think long and hard before leaving feedback, but the communication has been terrible.

Shambolic.Kept overpaid rent for 6 weeks in our final months. Scammed us out of £400+ of the deposit by taking photos of a dusty letterbox & window OUTSIDE drop marks weeks AFTER we vacated. The list goes on but basically can’t be a real business, likely to be salvaging funds by skimming all of their tenants.They also entered the property without permission and lied about it, blamed faulty electrics on the builders - after setting up the property for rental - How!?The owner of the agency doesn’t respond and attempts to gaslight you all while ignoring requests for basic documentation. Just Don’t bother! You will regret ever viewing a property with their cowboy staff….who may turn up drunk!

Royal Arsenal is a very nice area to live and the services of Royal Arsenal Residential made it even better. Moving in as well as moving out (I left because I changed jobs and relocated back to the Netherlands) went very smooth and totally hassle-free. Would definitely recommend!

The property we rented was in great condition and the few issues that did arise during our stay were resolved quickly and hassle-free. The deposit and inventory handling are done professionally by 3rd parties to ensure there is no conflict of interest. Needless to say, we got our full deposit back.In the end, we decided to buy our own flat so they even helped us find the perfect one.
