One of the less-good landlords/agents I've dealt with. A few of the issues included:- Misleading room advert and misinformed during virtual viewing (I couldn't view in person due to COVID). When questioned (after moving in), I was told to contact Trading Standards.- Didn’t abide by tenants’ right to privacy. Often workmen would enter the property without, or with minimal (same-day / under 24 hour), notice, including tenant rooms, which was against the contract. When questioned, I was told to contact Citizens Advice.- Tenants cannot control heating (temperature or time), so during winter it was cold (as the thermostat is in the hottest area of the house). Not allowed to use portable heaters for “safety” reasons.- Not allowed to dry clothes inside. You can use the tumble dryer (that you have to pay separately for), or attempt to dry clothes outside (in the Mancunian rain).- Discouraged from speaking with new tenants prior to them moving in. Before a new tenant moved in we asked for their name and when they’d be moving in, and we were told it was to be a surprise.- Threatened with rent increases for demonstrably-untrue situations.On the positive side, they didn’t try to steal any of my deposit, and Tony is a decent bloke.They’re not bad per se, I just felt Paul wants everything done his way - no discussion, no compromise, no flexibility. I got the impression he’s dealt with a lot of terrible student tenants over the years, so he’s stopped seeing tenants as anything other than a source of income. He expects there to be high turnover so has no interest in having a good relationship with tenants. I guess that’s his right, but it’s a shame, and it makes it a worse experience for the tenants.EDIT: From the response: We appreciate you custom over the last 18 months." This kinda sums it up. I was there for 10 months."

Honestly I've never been messed around by a letting agent more than I have by these people. I've had messages ignored which is bad enough but they also completely wasted my time in regards to a pet friendly property. I requested a viewing and made them aware that I have pets, the property was listed as pets considered. I viewed the property and the person was friendly enough but I got the sense that he was trying to put me off. He kept asking and the price is ok?" As if to imply that I couldn't afford it. He also kept asking "and you know the area?". I found that very odd because he asked so many times. I started the application process to then be told that the property is no longer pet friendly and my message after that was ignored again. I have found out that the property is now let. I'm sure people have good experiences with these agents but mine was less than ideal and I would avoid them if you have pets even if applying for a property that is advertised as pets allowed."
