I had been looking to develop some land to the side of my home in Southampton and create an additional dwelling. I was introduced to the team at RS Studio who helped me to achieve full planning permission for the new house. The team were extremely professional and provided expert assistance throughout. As there is an Article 4 Direction in place within Southampton, RS Studio have been assisting us with achieving Lawful Development Certificates for our HMO portfolio. They have assisted us in demonstrating continued use by sourcing voter history, utilities information, sworn statements, council tax information etc, and have been able to successfully demonstrate historic and ongoing lawful use to planners. The team at RS Studio provided planning and building regulations services for our extension in Chandlers Ford. Initially our thoughts were to look at a rear extension and garage conversion – but the team advised that a large oak tree in the rear garden could scupper our plans. However, the team really listened to our thoughts and needs, and produced a number of alternative options for us, one of which we selected to progress with. They expertly managed the planning process for us, and after achieving planning consent, they produced detailed building control drawings and gained building control approval. They even helped us deal with a Party Wall issue with a neighbour. We would have no hesitation in recommending RS Studio to everyone.

Been trying to convert the rear of a mixed-use building for quite a few years to incorporate additional studio flats. Originally, I was met with companies who simply did not have the expertise or knowledge into how to do this project as it would be for the commercial side of the property. Other companies that claimed to have commercial expertise clearly did not as I spend money needlessly with one planner who put forward planning to the council that was immediately rejected. When I was put in touch with RS Studio's they had suggested using Permitted Development rights instead of the full application route. I knew that I was speaking to a team that knows what they are doing when they were looking for the best and cost-effective routes to do this project. In the end, we converted 3 new studio flats using the rear of the ground floor shop. I was told by a previous company that I would need to build a second story in order to achieve a one-bedroom flat. Meaning that if I had gone with the lesser planner, I would have spent more money on the build and would have achieved less rentable space. RS Studio's also provided Contract Administration services, so they worked with the builder to make sure that all elements of the building process went as planned. It went very well. The team were also incredibly helpful, none stop they would support the project, and put me in touch with the right people to do the other smaller steps along the way, ultimately, I felt that I was good hands and sincerely trusted the team I was working with, for me, this was the most important part. They also provided excellent guidance and professionalism. I completely recommend RS Studio, without any shadow of doubt, they are by far the best residential and commercial planners in Southampton.

The team at RS Studio provided expert planning advice for my detached garage, which had initially been refused by the Local Planning Authority. They devised a step-by-step process to achieve planning permission in exactly the same location I had previously been refused for. By skilfully using PD rights as a 'fallback position' they were able to successfully navigate a difficult planning scenario and won at Planning Committee where they attended on my behalf. I would gladly recommend RS Studio for all your planning needs. Previously to this they designed, produced Plans and obtained Planning Permission for the complete renovation of my Bungalow to an agreed specification.

From the first meeting that I had with Ranjeet I knew that I was working with someone who was committed to the right solution for me. Ranjeet really listens to what you want and asks questions in a way that enabled to me to feel sure I was clear about both the form and function of the space. My house is small and so it was really important that i used all of the space well. He was generous with his time and ideas and has useful processes that make you think more deeply than other people I spoke to. He was involved in remodelling the kitchen/dining room which resulted in a fabulous open plan kitchen with space for a utility/loo. Upstairs he was able to get an en suite to work in a very small space. He also helped with a studio room. I asked for a recommendation for a builder and he introduced me to Majengo who didi a great job too. Ranjeet's team are great, I worked with Lucie who was very patient, positive and helpful. The input from Ranjeet was essential and the people in his network were all professional and good value.

My business partners and I acquired a commercial property in Southampton with a view to converting it into apartments. We tried to use the services of a large consultancy but felt that they could not move the project further. Because the team at RS Studio fully understands Permitted Development rules and which in our case they apply these to accomplished our goal in a very cost effective and speedy way. They designed 3 apartments, got the council (planning) consent and then provided detail for the Building Control drawings to such a high standard that our contractor didn’t really need much help at all. RS Studio also provided some extra services and helped us reduce our CIL Liability - saving us thousands of pounds. I would recommend RS Studio to all developers large and small.
