Wish I could give them no stars. Do not rent a student property from this estate agents.Appalling service from start to finish. Rented a property to my daughter and her friends, which was filthy and full of damp, toilets that didn’t work, no end of tenancy clean, unsafe doors and locks front and back, truly shocking, plus had the landlords personal tip at the side of the house. It was so bad I reported it to environmental health and they acted very quickly. Also reported to student services. Kings are supporting slum landlords in the area and do not monitor the standard of the house that tenants are moving in to, only constantly repeating that the landlord said the house was ready to move in to, passing blame to the landlord who passed blame back to them. This particular house was taken off the market after I reported it to environmental health. Do not be scared to report slum housing, Southampton council are very good.

Purchased my first property with Kings, a big shout out to James for his support throughout the process. What can be a daunting process for first time buyers was made smooth and seamless with his help!

Just placed a holding for a property through this agency and we are signing paperwork tomorrow. The estate agent (Amy) was so lovely and helpful. She took us to multiple properties and explained a lot of the terms to us as first time renters. So far so good !:)

Agent Jade is the best one on that team, she is professional and always meets tenants on time, considering the benefits of both landlord and tenants, I love her very much, five stars and thumbs up.

I have 12 Properties around the country a mixture of student and Professional HMO plus some residential. One of my student properties is managed by Kings Estates who have consistently let property over the last 8 years. I have had some Great advise over the years from Ryan Cherry and out of the agents I use (5) he has got me enthusiastic about buying in Southampton again even in the current high interest climate. One thing I have noticed while spending time in the agents office is the friendly professional way they deal with the students. I feel with letting it needs to be win win situation my tenants this year stayed on for a second year a good endorsement if any. So Kings Estates have consistently let my property for 8 years that’s great. What has most impressed me is when there is a problem. When I purchased the property I inherited some problematic tenants and this was dealt with by Ryan who gave great advise dealt with the issue pragmatically negotiated with guarantors dealt with deposits. Then promptly filled the property with a short term let for three months before the next years students arrived. This absolutely minimised any losses and was a far better outcome than I expected. I will definitely be using kings again in the future and as soon as I am in the position for another property will be giving Ryan a call.

appalled at the condition of the student house my son has signed up for - the agent are knowingly acting for a slum landlord who has only agreed to minimal repairs. The house is dirty and in disrepair throughout with mould and broken fixtures and fittings. No credible agency with a moral compass should be acting on behalf of a landlord like this. They are preying on naive students who don't know any better in a market where there appears to be limited choice.

1* is one star too many. Reading the student reviews on here it would seem my daughter and friend had a narrow escape. I can support the reviews that say this letting agency is highly unprofessional. After being the first to view the property in question and the first to say they would like to rent, the agents stalled and the following day instigated a bidding war saying that one of the prospective tenants had offered to pay a higher rent. Sensibly the girls did not respond to this and found two days later that the property was theirs at the original rent. They paid their deposits, completed applications forms only to be told 3 days later that they had lost the property because the previous tenant had decided to stay on. Any student knows the letting agents give them a cut-off date, by which to decide if they want to rent the property the following year, early in the first semester as that is when all students are securing their next tenancy. When advising the students they had lost the property the agent complained that he had also lost out on his commission. Hardly a professional and compassionate response.Students beware!!

if i could do 0 stars, i would.1) they do not communicate within the company at all. i spent MONTHS having to repeat the same information to so many people via email and they never seem to have told each other to STOP asking me for the same thing i could not provide.2) we moved into an entirely DIRTY house. old tenants left their stuff in the house which WE had to move out, and the place was dirty, and damaged. they sent a cleaner, who then did not clean at all.. re: their response, yes a cleaner came, but she was awful3) they put in our contract that we can't dry clothes indoors, or outdoors, then sent loads of reminders to not dry clothes indoors (where are we meant to dry them then?) re: their response, tumble drying every time is expensive its a cost of living crisis4) couldn't find a payment for ages, then couldnt find my guarantors documents, turns out they did in fact have both, just lost them temporarily.seems so safe.5) we were out of the house for a day, we came back and our furniture had moved, likely because they sent contractors without notice (which they had done once before, and done many times without the full 24 hrs notice) but somehow we must have moved an entire chair, without noticing? despite not being in the house?6) we had a bug and damp problem, because the bathroom had no extractor, or functioning window.7) outright LIED to us. gave no notice of a visit, then lied on the phone to us and said that they had told us (they hadn't) re: their response, their response is literally untrue, we have emails and phone calls to prove it.8) tried to then keep our deposit on baseless claims, which they then returned after we submitted a dispute via our deposit scheme.avoid at all costs, and submit a deposit dispute.

Where do I start. Jade and Ancuta were fantastic start to finish. Helped us every step of the way and was always helpful answering any questions and queries we had at any stage. I honestly couldn’t recommend this company enough on the basis of these two.
