I've lived all over the world and this was the worst housing experience I have ever had. From non-functioning heat and showers, to rude or missing management. Additionally they more than once entered my flat without notice. I had to install a camera to know when people were entering my flat. While it's convenient to the train station and town it's not worth the hassle of dealing with the management company.

The worst accommodation out there! The walls are made out of paper , you can hear the slightest noise from the other people next to you. One time they knocked on my door while I was on my headphones and because I did not respond they decided to unlock the door with their own keys. I Immediately went to the door fast and saw a guy from the staff with 6 more students claiming to have a room view" for next year

On the whole I’ve been very pleased with my time at Rathmell Hall. The management have been very helpful and the building has always been clean and well kept and the common rooms are really useful. For me the best part must be the amazingly central location!I would by all means recommend Rathmell Hall to other students!

Increasingly disappointed by my experience with Primo Property Management (the management of Rathmell Hall). I lived in this accommodation for 2 years, and loved my room. However, the management and care for the tenants is very poor. Every opportunity to take money from you will be taken.Unfortunately, my tenancy incorporated the period of UK lockdown for coronavirus this year. Throughout, Primo asked for our whereabouts to see if we were isolating in Rathmell Hall, which I was not. Primo refused any discount on our (already high) rent despite not using any utilities in the property. Therefore, I paid almost £3,000 for 3 months of tenancy where I used no water, electricity, or heating.Throughout my tenancy, I utilised a parking space at the property. This was very poorly managed. I paid £50/month for a non-functioning bollard which did not lock my space - which meant that the local takeaway staff used/blocked our spaces on a regular basis. This battle went on for 2 years whilst Primo Property regularly said they 'were working on it'. To my knowledge, this issue is still not resolved.On leaving the property, I was charge £30 for repainting the whole flat for a few marks on the walls. I took great care of my room. The marks were present around light sockets and next to my bed, which should be classed as 'fair wear and tear' from living in the property for 2 years. In raising this in a dispute, it took 3 weeks and constant pestering from me for Primo Property to write a one-line email saying 'after consideration, we still deem this as beyond fair wear and tear, and the charge remains'. After I decided to accept the charges so I could get my deposit back asap, they decided to charge additional VAT on my charges, which I had not agreed to and had to dispute in order for this to be rectified.Overall, lovely property, great location, very poor money-grabbing management with little consideration of the students who live there.

Absolute scam. They charge £350 for a deposit then refuse to give it back at the end of the tenancy due to the odd mark or two on the walls which any reasonable landlord would class as general wear and tear. They charge for professional cleaning and a full repaint which most likely doesn't actually get done as my room was filthy and obviously hadn't been repainted prior to me moving in.

If you choose to stay here then be prepared for out of service lifts, frequent false fire alarms - which by the way are met with silence by their staff and since there is no reception, there's no one available to assist during emergencies. Also be prepared to lose out on almost all of your deposit. They are notorious for not returning the deposit and levying absurd charges. They returned £40 out of my £350 deposit. There is always some or the other problem with the room and it takes them weeks to even begin to address the issue. After a fire incident a few months ago, there was gasoline leak in the water supply and they did nothing about it for a few days.The heating never works and most residents when I lived there had complained about it to no avail. And when some residents got themselves a heating unit to get through the winter,they confiscated them and refused to return them even at the end of the tenancy.I wish I had lived anywhere but here when I had the chance, but since I had paid for the full year in advance (due to a lack of a UK guarantor) and they refused to negotiate the dissolution of my contract, I had to stick it out for a year.Please please do yourself a favour and not pick this accommodation, even if you like it on the first glance or even if you're desperate.

The windows cannot be opened. It's always stuffy and theres a permanent strange smell that is impossible to get rid of. There is loud music playing almost EVERY single night. Forget getting any sleep. Need to study? Get up for a 9am lecture? they don't care! The horrible music from the clubs and bars next door will vibrate the walls and windows and drunk people will be screaming and running up and down the hallway until 6am. Not very luxurious" when you're paying a tonne of money for chronic sleep deprivation. Worst flat I've ever stayed in!"
