Absolutely terrible place to live. Out of 3 apartments we rented, ALL 3 HAD A BAD LEAK at some point. In one case it actually ruined the carpet and out furniture.Jobsworth parking company, if you some how end up with a ticket (they will ticket you for even being parked on the bay line - and even as a permit holder and with proof) they will still send you County Court Claims in the hope of a) you paying or b) them getting a default judgement in your names which happened to me.I also noticed just before the day of the viewings of new potential buyer for the new block, the management company started PAINTING over all of the damp ceiling parts in the communal area rather than fixing. So all the potential residents come and see a nice clean place, 2 weeks later it is all damp again. Scammers.This apartment block was a nice idea, to be in the converted tobacco warehouse HQ, but in no way has it lived up to any of my expectations. I am only writing this review to warn other potential buyers/renters as I don’t want them to experience the same thing.Believe me, once Urban Splash has your money and you are locked into a deal with them, you will see a different side to them! They don’t care about any of the residents, only money.

Do not buy here or rent here. Management company is atrocious, flats are leaking, nothing gets repaired and costs just keep going up.

Amazing view and nature around. I love living here. Huge windows, high ceilings, modern look. We have no problem with our flat. Ideal for first time buyers.

I lived here for 3 years, and couldn't have chosen a better place to live. It's the perfect balance between city and country living. It sometimes took a while for the management company to fix things in the communal areas (delays mostly due to insurers), but there really is nowhere else like Lakeshore to live. Where else can you live with your own private lake and grounds!There were a few instances of people getting incorrectly ticketed for parking, but this was usually due to people forgetting to display their permit. Most flat blocks with parking have parking companies to ensure those who don't own/rent a space don't park there. The alternative is an unmonitored free for all. Personally, I never had any problems. If you drive, I'd say you really do need a parking space though. So don't move in unless your apartment comes with one, as getting one after you move in is pretty difficult (I've heard it's a 1-2 year waitlist for renting a space).I had to move away for work, but I really miss living here. From waking up to lake views, to the on-site gym, underfloor heating, and sunbathing in the grounds in the summer, I really don't think I'll be able to find somewhere that has all of this again!(I was an owner, not renter, so can't comment on the dealings with Urban Splash that some renters appear to have had.)

If I could this place zero stars I would. It could have been a great development but it was built shoddily. I found out my washing machine and freezer were made by a company that had gone bust. Both failed within a couple of years. My flat leaked also from above. Both buying and selling the flat was an absolute NIGHTMARE, and I was stung for loads of extra charges they magicked up.There were multiple leaks across the development before I left, including one pouring down outside my flat. Panels were falling off the exterior, not replaced for a year! The 'secure' entry system and lifts were constantly broken and the servicing agent, RMG, were useless in getting things repaired.I'll make sure I tell everyone I know about UrbanSplash and Lakeshore, if only to save one person going through the hell I had to endure with them.

I have lived here for 4 years and have to say I absolutely love the place. The surroundings are beautiful, the apple orchard, allotments, gym, bbq area and wildlife are really lovely. During the current COVID19 pandemic, this place has been an absolute haven, with private grounds to relax and explore in. There are many people living here and it never feels busy, you often feel the grounds are private and serene. The location is perfect, with lots of shops nearby (including a fantastic Aldi), and around a 20 minute cycle into the city centre, however, you do not feel as though you live so close to a city centre once you are in the grounds. The neighbours and community vibe here is second to none. A really lovely place to live.

Don't live here if you have a car! Aggressive neighbourhood around the street parking with people actually coming out to yell at you despite it being legal, no permits required and not blocking drive ways. Over a years waiting list to park in the buildings car park despite there being many free spaces their are so many abandoned cars in it there's just next to no management. The few people that work in the building are beyond unhelpful and have selective responsibilities that they pick and choose as they like the stairs around the outside of the property are constantly breaking and dangerous

We've been living here for 5yrs almost and love it. The place is unique and the views are beautiful. Yes there were teething issues as it's a complicated site but it runs smoothly now. Can't believe all the bad reviews. People bitter about not getting a parking space when they were freeloading for years! Their own fault. Not had any issues at all with our apartment. It's a beautiful, secure and convenient place to live. Some of the reviews written on here are more of a reflection on the person who has written it! Every one of our neighbors is great, never had an issue. Whenever there has been a problem resident RMG have dealt with it swiftly. Just a pity the 100's of happy residents here don't bother writing reviews.

We have lived here nearly 6 years and love it! The grounds are absolutely beautiful - acres to move around, lovely trees, the beautiful lake, picnic areas, apple orchards, swings for kids, bbq areas, table tennis tables, gym, 24 hour security! The neighbours are lovely and so helpful. If you run out of something people are only too quick to help out. I am actually really surprised by a lot of the bad reviews on here but i guess you’ll always get disgruntled residents in any block of apartments usually when things don’t go their way, they’ve behaved in a certain manner that has caused issues with other residents or they have defaulted on payments or been given fines for parking in spaces not owned by them! But that’s life. I guess only the angry take time out to write negative reviews but I guarantee the 400+ people who live here now will say otherwise. Yes the management company aren’t the best but I’ve never had a good management company in any apartment I’ve ever lived in!! that’s not a reflection of lakeshore and the amazing grounds and community spirit that’s here though . If you don’t need to deal with them you can very easily enjoy living here with all its perksIf you’re looking for a city apartment with a rural feel, private gardens, allotments, secure parking, security, a lovely community spirit, amazing place for kids to grow up and perfect place for professionals then lakeshore is your place! You won’t find anywhere else like it - don’t listen to the miserable people who have written negative reviews on here!

It would be a nice development to live but the property management company is useless.A press button of the lift on the ground floor is broken and after 2 months they are still trying to replace it.A water tank maintenance led to a broken boiler and left all the development without water for 4 days.Disappointed is a very mild word to use.
