I have no hesitation in recommending James Dean The Estate Agents, especially Richard Close. The whole team worked with great patience and diligence to achieve a difficult house sale for us in a most professional manner and with very reasonable fees. I believe they should always be the first choice for anyone selling a house.

Recently rented a place through this no nonsense estate agents following a poor experience with one of the bigger agents. Well organised, polite and all done in-house within 3 weeks, highly recommend and lovely team work. Thanks guys

Highly recommend Richard, Adam and Lucy from James Dean in Builth Wells. We bought our house a couple of months ago and the whole team were brilliant, on hand to answer every question we threw at them promptly and efficiently, it was not the easiest of sales as we were selling a commercial property and everything needed to be tied in together, but we did it. We couldn't be happier.

So helpful and accommodating.Made every effort to ensure that the property I wanted was offered to me . If it was not work and the 4+ hours drive, I would have definitely taken the flat. Hoping another will become available soon.

I highly recommend using James Dean office in Builth Wells. They provided myself with an excellent and high quality service when selling my property. The staff always responded quickly to my questions, and on numerous occasions liased with the buyers and solicitors to move things along. All the staff I came into contact with were friendly and helpful. Lucy, in particular went above and beyond.

Their professional approach throughout was faultless.Any delays were solely down to the purchaser and his lawyers, who failed to be informative or helpful as the sale progressed, but with the skilful negotiating and continual support from Richard and staff, the sale was brought to a satisfactory conclusion.What a difference from my experience when originally purchasing the property. At that time I had asked the Vendor’s selling Agents, Chancellors of Llandrindod Wells if they could recommend a local law firm to handle the Conveyancing for me as a cash purchaser. I was told that Chancellors had an in-house law firm they could recommend. That firm were not local at all, but based in Bedford, and were completely useless.Then it took from November to the following April to finally complete on the purchase, with little by way of explanation or input from either the recommended lawyers, or the selling agents, and during that frustrating time I was contacted by a “Sales Progression Executive” working for Chancellors who knew nothing at all about my proposed purchase, or the property, and who subsequently ‘progressed’ nothing at all. That entire experience was a nightmare as a result.Thankfully when it came to selling, I had done my research and seen James Dean boards go up, then show a sold sign shortly afterwards, and it was clear there was only one firm of Estate Agents operating in the Mid Wales area worth talking to. I was not proved wrong.To anyone seeking an opinion, I can thoroughly recommend James Dean’s Builth Wells office as being the ‘go to’ Agents to handle a property sale. I am so shocked at the treatment by this shady agency, buyers beware.We put in an offer for a property which was accepted by the vendor. I asked for this in writing, which was emailed to me.Our mortgage was approved and we were waiting for a surveyor to inspect the property in question- as is standard in any sale. Granted, this property was not a standard build, but ithe fact it was a timber framed property was already taken into consideration by our mortgage company and accepted. If there was any question it would not be accepted by a lender the listing should have stated ' cash buyers only'.The estate agent did not phone me once during this period, and yes, it was taking slightly longer than we would have liked - but these things take time.At no point was it communicated to us that the agency was still showing the property to interested parties while we we had had our offer accepted.I was sent a casual email by the agent telling me unfortunately the vendors had accepted a cash offer over the weekend, and sorry but that's how it is...How about not showing the property to other buyers after our offer has been accepted and we have paid for a valuator?Nothing but greed. I know it's legal here in the UK, but I have phoned to arrange viewings for several other properties in the same location to be told they have had an offer accepted and thus are not taking bookings for viewings.If you are selling a property of which there is the slightest inkling it may not be accepted by a valuator, please put 'cash only buyers' in the listing and save everybody's time and energy.

I appointed James Dean to sell my Mum's house after she passed away last year and they have been absolutely superb at managing the process from start to finish. Right from the valuation for probate through to the final sale, they made it easy for me. I don't live in Builth, I am the other side of Cardiff so I could not be there to do anything, I literally had to leave everything to them. My main points of contact were Richard and Lucy and they both absolutely excelled throughout. It was not an easy sale, not due to problems with the house or the sales process but some external factors meant dealing with a few problems along the way and there is no doubt at all that if Richard and Lucy had not been so brilliant at sorting out the issues that arose I would still be waiting for the house to sell. They did everything for me, right down to meter readings when I could not get there, checking post and dealing with every problem that arose. I cannot thank them or recommend them enough. Five stars are not enough, I would give them at least 100 gold stars! Thank you so much, you have been amazing!
