We instructed Anglo French Law when we bought our french property several years ago and they saved us a load in transfer tax and stamp duty, as well as making it possible for us to do the purchase in sterling with our British seller, which again saved a lot in foreign exchange rate cost.Sadly recently we had a family bereavement and had a French probate issue to deal with. Anglo French Law were both considerate and compassionate, and dealt with the matter for us from beginning to end very quickly, taking the stress out of the whole bureaucratic process. I wouldn't hesitate in recommending them for your french property purchase.

I was so pleased to have involved Anglo French Law from the outset.My house sale should have been simple-cash buyer, no agent and no mortgages involved but we had major problems with the local notaire not responding to emails and telephone calls and months into the sale still no contract. Marcel's expertise, knowledge and skill in dealing with both sides took all the pressure off me and after bringing in a new notaire that they had used before, the sale went through as easily as it should have initially. Marcel and his colleague Scott were thoughtful, thorough and a pleasure to work with. I would certainly use them again and have absolutely no hesitation in fully recommending Anglo French Law. I have used Anglo French Law since 2009 to help with purchase and rental of a French property. I also used them for the recent sale of the same house. Eventhough I am a strong French speaker, the law in France is very different to UK, I wanted to ensure everything was done correctly and I didn’t hit any hidden pitfalls (my family has had houses in France since 50s and there have been incidences / misunderstandings).Anglo French Law have been professional throughout and always responsive and polite. I am glad to say I have had no problems with any conveyancing, and they were able to translate and advise me on contract meanings (the law being different to the UK). Peace of mind springs to mind.

Anglo French law assisted us in every element of our recent property purchase. We found them to be very responsive and answered all our questions; even the one’s I did not know I needed to ask, so they were proactive and expeditious which made the experience very reassuring provided security and peace of mind.There was distinct added value in their service saving cost for us in excess of their fees and in our case since both we and the vendors are British we conducted the transaction thought their office in sterling at no additional cost which further reinforced aspects of cost control and transparency. All this resulted in a service that was cost neutral in delivering protection of our interest with professional indemnity insurance to specifically cover their service. We would recommend them very highly .

If you relish appalling service, poor communication (email, telephone) and disappointment, you have come to the right place. Promised to complete a house purchase in France in 6-7 weeks (persuaded me to drop my French Notaire as they promised swift completion), as it was a simple cash purchase and eventually took 11 weeks, and only got it completed then when I threatened to pull out due to failed promises and lies. Save your money and use a French (English speaking Notaire) in France. These people offer no benefit to a seller or purchaser of property in France.Update.Having read the response from the Sawyer family I will now respond with some more details. I initially engaged a french notary (who I neither do or don't recommend) , however shortly after advising the seller who I had engaged I received a call from AFL. I was informed by the caller that he personally knew my chosen notary, and whilst admitting he was thorough, he was notoriously slow. It was suggested I use another (recommended) french based notary, who; I was assured, could achieve the sale in approximately 6-7 weeks, which admittedly is an extremely keen timescale. I was reassured that as it was such a straightforward purchase it was very achievable. It wasn't! Inspection of the contract once received, showed the main delay was actually the vendor who failed to provide a parasitic diagnostic. The missing diagnostic was only completed by the specialist more than 6 weeks after the offer was accepted. AFL should have been fully aware of the missing diagnostic, especially as a house cannot be sold/marketed without it.The issue with the tax fonciere was due to Mr Sawyer wishing to circumvent the terms of the contract and approaching me directly for me to pay my portion of the tax. There was absolutely no anomaly, it was written into the contract. Mr Sawyer was advised he needed to abide by the terms of the contract which would afford us both the protection of the contract. He was advised that; according to the contract, the tax was to be paid via AFL. Mr Sawyer advised me he did not wish to do this as AFL would impose a charge to him. AFL were invited to provide me with an invoice. AFL failed to provide me with a satisfactory invoice (no invoice number), therefore the tax remains unpaid.My issue throughout this matter was a failure to communicate from the seller and his notary. Making promises to me regarding the completion then failing to honour the promise. My timescale was vitally important to me once I had advised my landlord of my departure date, which was based on the promises made to me by the seller and his notary.Further Update.Whilst researching on another matter I have uncovered the following information regarding Anglo French Law and the 'Notary' that acted for the Sawyers. Mr Christopher Kelvin Dutertre aka Christophe Kelvin Du Tertre was found guilty by the Solicitors Regulation Authority in 2016 of stealing clients money (£3562.19) between 2010 & 2011. The Sawyers were informed by me of the poor reputation of AFL, and may now understand my reluctance to forward any monies to AFL unless it was properly documented. Dutertre was the person they dealt with. Anyone still considering using them should study the disclaimer on their webpage. They are unregulated by The Law Society and do not display a Solicitors Regulation Authority number. Why would any sane person use this firm when there are plenty of fully qualified and regulated ones to choose from?
