POOR WORKMANSHIP AND DAMAGES TO PROPERTY STAY AWAY1. Chimney stack flashings are old from what I can see and the rear pair of skylights, velux type, were existing and have been left in place. Workmanship is crude in respect of some of the cement work.2. In respect of the front chimney stack I couldn't check flashings at close quarters, although I couldn't see any damp staining within the loft, but I cannot vouch for the soundness of the metal flashings.3. In respect of the flashings to the rear shared stack I couldn't detect any significant staining within the loft but obviously I cannot confirm that the arrangement would be long lasting.4. Tiling - the lap to the tiles is perhaps not entirely uniform but may be generally satisfactory. There is one cornered tile to the rear (there may be other broken tiles subject to a full inspection) which should preferably be replaced and to the rear one eaves tile needs pulling down to line up with the rest. The cement work near the skylights is crude but may hold up for a few years. The bottom flashings of the skylights are bent upwards and no doubt there will be some ponding of water which I suppose would eventually run off, but it would have been better to have adjusted the flashing arrangements.5. The front roof slope new tiling goes beyond the boundary between the two properties by several inches but the new tiles do interlock with the old tiles of next door.6. Along the left hand verge the cement fillet is very crude and there is no drip clearance or overhang to throw water clear of the wall. You advise that the company were to provide some proprietary end caps which would be better if these are securely clipped and water can be thrown clear of the wall. Alternatively perhaps a lead drip could be inserted where the rough cement has been formed.7. Scaffolding to the rear has caused some minor damage to the rear wall which needs making good and the front proprietary reconstituted stone copings to the front boundary wall under the front railing has some damage to the edge, as you advise that when the roof was stripped tiles were simply thrown down into a skip. Replacement copings would need to be formed, preferably by the original company that fitted them.In conclusion, the roof in part has a very scruffy appearance and does not look to be a professional job and the price paid is extremely high (£8,000)
