Very worst Experience I Ever had.I booked a double bedroom and paid nearly £98. Room number 28.Since from very frist day the hot water tap was not working in bathroom and it was very cold weather too.Informed to the housekeeping lady. She said it'll sort out by sameday. We been out for whole day and back on night. Still the same issue . Informed again to the staff. He called the owner of this hotel. She answered irresponsibly, no humanity and she was soo stingy. Asked me to pay extra £10 for changing the room. Being fault on her side why should I pay extra money. And she refused to talk with me. Even the staff refuse to give owners deatails. No point arguing waste of time. So we managed with the same room. She has done nothing.Very worst service. Pls don't book rooms in Edinburgh house hostel.

So, before I start I’ve given it 2 stars overall due to the experience we had however, that being said I think if you’re on a budget holiday, your travelling alone or with your mates and don’t mind just your basic needs being met, then it would in fact meet the 3 stars it’s been given. However, there were some issues I think even being a budget hotel that need to be dealt with asap.First off, the hotel is very dated, the furniture is very old and basic as was the decorating. There was no lift either which makes it very inaccessible if you’re disabled or unable to walk very far, but on reading other reviews I think the reasoning is fair, it’s a Victorian build so they’re not allowed one. The room we had was pretty standard, compared to a lot of the rooms I’ve seen on other people’s reviews I think we got lucky. We were room 11, which is located on the top floor, it is a twin room but I’d rather sleep in one single bed with my partner than deal with some of the double rooms I’ve seen on certain reviews. The bathroom was pretty standard, clean but we were only given half a toilet roll on arrival and one spare. The bedroom as a whole was standard, clean sheets, a TV, kettle, but no hairdryer. Luckily we’d brought our own.The other main issue we had, which really bothered me, was when we were given our key, the woman at the reception desk said it opened the front door, the middle door and our room, which to me (although it wasn’t confirmed by staff) that every single key was the same? Therefore making it quite unsafe as I’m assuming any other hotel guest could just walk into your room. This felt extremely dodgy to me and I was uneasy every time I left the room just incase someone got in and stole our belongings, which wasn’t great as we were Christmas shopping and buying gifts for people. There was no safe either which made it worse. We didn’t have any issues with the heating in our room or the hot water in the shower as I’ve seen others post about. It was quite warm and the shower heated up in seconds, that could just be down to the room we had which looked like it had recently been redecorated. The walls were paper thin, you could hear people yelling/screaming on a night and through the day, however there’s not much they can do about that due to the way the properties built, so if that doesn’t bother you, it’s not really a big issue, however if these sort of things really bother you, I wouldn’t book this hotel.The location was actually fairly decent, the taxis to the main areas in Edinburgh where pretty cheap however during high traffic hours they did get pricey. You could walk from the centre to the hotel which would take around 30 minutes but we visited in December and it was extremely rainy so we just got the bus, which is located right outside of the hotel or a taxi.I can’t fully comment on the staff, as they’re only in the hotel for certain hours which I guess is quite unsafe as we weren’t given any instructions on what to do if we had any issues before 3 or after 10 when everyone had left.When we got to reception the woman was quite polite, it was a very brief interaction she did seem very nice. However, upon arrival there was another guest complaining at the reception and she did seem to be responsive but she then brushed it off and laughed instead of taking the complaint seriously even when the guest threatened to take it further. Other than that, we had no other interactions with staff, looking through the reviews it seems the manager who replies to them is very defensive which I imagine is due to the low ratings they’ve been receiving however it does seem a bit unprofessional to comment in such a manor when you’re the owner of a hotel as I think most of the complaints are genuine. All in all, if you’re staying for a day or two this would be fine or if you’re on a budget and just require the basics, however I wouldn’t recommend any longer than 2 days or a weeks stay if you’re on vacation and have a lot of expensive items, there are other, better budget friendly hotels in the centre of Edinburgh.

I sincerely have no idea how this hotel garnered a three star rating. The entryway and hallways are damp and creepy. The room looks like a college fraternity dorm that was cleaned after a rough night of sordid activities. The shower has mold and I would prefer not to go into what my black light flashlight found throughout the room. If they hadn’t asked for the full payment up front with no refund as an option, we would be staying elsewhere. The WiFi is intermittent at best with a download speed of 2mbs and the commodities are lacking. Unless you are looking for a discount place to lay your head, you’re better off spending $20 more for a significantly better hotel.

Room was freezing. Heating doesn’t come on until late at night even then you are so cold. I left belongings in room and they refused to send them or even do a proper look.

If you have walking difficulties dont go. The room could do with a paint up had black mould around the windows, dreary inside room even the kettle had scale in it. The only nice thing is the shower ..its not as close to the city as mentioned on line.

Mediocre “B” (there’s no breakfast provided). Worn, shabby room that needs an update. The bed was comfortable and the room and bathroom were clean. A bit noisy with construction inside the building on-going. Second night there well after midnight the hotel clerk was angrily yelling loudly on the phone until I left my room and asked him to be quiet. I wouldn’t stsy here again.

What can I say - would definitely stay here again!!!!! I have to say on first impressions, I thought the hotel dated, but after staying here three nights I have nothing bad to say. The bed and pillows were so comfy, I had a lovely nights sleep every single night. The shower was a lovely walk in shower and the excellent transport links made travelling from the hotel to the city centre a great spot. The rooms were spotless and I know it's sad, but loved the fact there was a toilet brush!!! Huge TV in our room as well. Big big thumbs up from me!!!

El hotel es una gran decepción en todos los aspectos. Está claro que las personas que cogemos hoteles de 3 estrellas alejados del centro buscamos que sea económico, y eso desde luego que lo cumple, pero que un hotel sea económico y no disponga de los servicios de un hotel de 4 o 5 estrellas no tiene por qué implicar la ENORME FALTA DE HIGIENE de este hotel.Cuando entras todo está hecho una pena, antiguo, sucísimo y sin el personal suficiente para atender tu llegada. Encuentras polvo en las plantas de la entrada, agujeros en el techo, moho, el papel pintado arrancado y despegado, moqueta llena de polvo y sucia, sábanas sucias… todo lo que diga es poco. No dispone de armarios, ni de somier (son tablas de madera), tampoco dispone de ascensor, no tiene medidas de seguridad ( plano del hotel, extintores, escalones adecuados… ).Para colmo nos dieron una habitación subterránea… los techos no correspondían con lo que se considera habitable, eran muy bajos y daba sensación de claustrofobia… para colmo no tenia ventana tampoco. La única ventana que había dada a una alcantarilla y no era salubre abrirla porque a saber qué te podría entrar por la ventana. Los grifos de la ducha rotos en las dos habitaciones… todo hecho una pena.En cuanto al servicio sin más, tienes que estar llamándoles a la puerta para que te atiendan y la simpatía la justa.No lo recomiendo nada porque en absoluto se corresponde con tener 3 estrellas.
