this guy scammed me out of £950. asked him to do drawings for extension and annexe which he said he would do in 1-2 weeks, 3 months later, no drawings but demanded more money ,ie, £500 as if I was stupid. I could not believe this - now he is avoiding my emails and calls. So now I am left with no drawings and literally nothing to show for £950. I will be looking to raise a claim in the small claims court and report to trading standards.

One of the most stressful times I've experienced and biggest regret ever using O F Architecture – was asked to make plans for the extension & loft including build work – plans had basic mistakes and various revisions had to be made but this was just the start of the nightmare.PLAN/STRUCTURAL CALCULATION1. O F Architecture asked to supply structural drawings for chimney removal/extension/loft, then weren’t fully followed as half the beams weren’t required for the chimney, also missed a critical beam for rear extension which was added afterwards.2. My Party Wall Surveyor had difficulty reading the plans & structural calculations as they didn't match up – E.g. Olajide Falusi had to make multiple revisions to the guttering.3. Extension structural drawings totally contradicted the Loft structural drawings in terms of beam placement - Had to be redone by another structural engineerARB REGISTRATION4. Olajide Falusi who did the plans isn’t listed on the ARB Registration board as advertised on their website, only an employee which is on the company website who I've never heard from or spoken to.BUILD WORK5. Olajide started the building work on 19 July 2021 but left the job 30% complete 4months after starting (65% of total was given). He then demanded 20% increase on original price End of Nov 2021.6. Olajide was hardly on site/uncontactable – E.g. Beams were being installed over video call to him.7. Trench in hallway was dug for the water pipe – not needed as could have been layed underneath floorboards, all had to be filled up. Floor joists were also cut & removed - Every builder who saw this was shocked.8. We had to literally phone 5-6 times a day to get through to him, Olajide’s communication skills were very poor and he forgot so many things about the build.BUILD DAMAGE9. He took down a wall without seeing if it supported anything – no ceiling was taken down beforehand – hence structural damage.10. Left 1 beam sitting on the other beam which could have dropped anytime.11. When installing 2 of the beams one side of upstairs dropped, multiple cracks, bathroom door doesn’t close and the upstairs window damaged.12. Olajide tried blaming the damage on me eventhough I wasn’t in the house for 2 weeks.13. Refused to then finish the beam work & outstanding building work which was paid for + fix the damage upstairs until I paid him more money.14. All the beams that were installed had to be reviewed by another structural engineer.CONCLUSIONI am writing this review so that I can fairly explain what we went through with the planning, build and the corresponding damage. We have regretted ever using O F Architecture for any of the work listed above - I wish I'd seen reviews on other social media platforms/online about O F Architecture.

Olajide wasted 3h of my and my family time. We have agreed to meet at 11am and 8min prior the meeting I have received message that he have to reschedule for 1pm. Due to Covid and current limitations, I had to transport my father back to his place, and allow enough time for meeting. My family went for a walk to near park to allow us with Mr Olajide free movement in our place. He never arrived. Not professional and complete waste of time. Stay away.

Olajide has current scammed me out of 2.4k for architectural works that we agreed and he has neglected. The council emailed him on the 15th of September and he has ignored it without telling me and he has been ignoring myself for over a week now. I went to all the address he has online and they’re all fake. If you have had similar experiences with him please let me know I will be taking him to the small claims court and filing a police complaint

We hired him via mybuilder.com, First site meeting he was attentive and gave good impression. He asked 60% of whole cost before starting any work and promised around 10 business day we will see the first drawings. We waited more than one month to see, which is not a big problem as long as the draft shows good work. Unfortunately, we are so disappointed with the first draft. There is no creativity at all and he did not address the main issue we wanted to resolve. On top of that he did not bother to come to do the detail surveys which included in the quote, but used the 10 year old drawings of our previous job from the council's website without discussing with us. We asked him a couple of times about doing the surveys and never got the answer from him. We at the end had to spent lots of time to think about the solution and to provide to him to do the second drawings. The communication was also very bad. He failed to turn up to the agreed meeting and didn't bother to tell us, and then cancelled the next meeting the last minute, even if he did turn up he didn't read the emails and feedback we sent to him. The whole process with him was just getting more and more frustrating. We terminated the contract after a long wait on proposed drawings and request refund 50% of the initial payment due to poor work and lost faith. It took us 6 months of time ending up nothing had done. He didn't reply or provide any alternative solution until now. I left the feedback with mybuilder.com and he replied with all the lies as he knows I cannot reply to all the lies. Absolutely cannot recommend this company or him.To response to his reply below, he copy and paste all the lies from mybuilder.com to here. I have all the time lines ready to prove in the court, all communication we had in emails and messages. To be very clear he didn't complete the final drawings which triggered us to terminate the contract with him and we never agreed using the 10 year old council approved drawings. He never asked the final payment which is another big lie!!

I can not recommend Mr Falusi due to the problems he’s caused our project. Upon first giving us a quotation his fees seemed reasonable and he seemed professional. We received the first set of drawings back from him, which were missing basic things we had asked for. He submitted our planning application, however a number of basic errors were made on the form (including my name) which was also very concerning. We proceeded with building regs drawings and this is where the main problems began. I ended up having to chase My Falusi for a month for the drawings, and at no point was there a reply or any effort to make contact. He didn’t return any phone calls or messages and it was only after ringing off another number I got through to him. He assured me the drawings would be with me soon which was a lie as I still did not receive them for another 3 weeks. Upon reviewing the drawings with our contractor, they were full of errors and wrong measurements and pretty much useless. We have had to get new drawings at an additional cost. Mr Falusi has refused to cooperate with us and ignored all messages and contact. It’s been over 6 months since he submitted our planning application and there has still been no communication from his side, which has cost us time and money. Problems always arise and it’s how you deal with them that separates good people from bad. Unfortunately, Mr Falusi chooses to ignore them and pretend they are not there. Save your time and money and go else where.
