We moved into our home in June-2022, it has been over a year and still waiting on all our snagging jobs to be completed.You have to tell one person, then another then another and still you have to chase and chase to get anything done.We moved in and had split fence posts which have not been replaced, even though this was raised as soon as we got the keys to the site manager (who has since left). Issue was again raised recently to Joshua Beesley and Sam Bishop the head of customer services who stopped short of calling me and my wife liars because they cannot record snagging jobs correctly once they have been reported. I wouldn’t recommend St Modwens and I wouldn’t recommend the Glan Llyn site based on this experience.

Stay away from St Modwen Stillwater…Stay away from St Modwen Stillwater development. They turned our first time buyers experience into the worst experience in our lives.As soon as we reserved our plot and exchanged contracts, good customer service came to the end. The sales lady stopped helping us with anything and answering our queries. We nearly missed our completion day because of the solicitors recommended by St Modwens, and of course they did not help us at all with the issues we had. A day before our completion, we had a call from sales lady saying she won't give us keys until we sort out issues with those sols that were not answering calls at all. We then found out that our sales lady had a private mobile number to our solicitor and was talking to them without us knowing.The next step of this amazing journey was completion day and snagging. Before the completion, sales lady was saying how amazing they are with snagging and that they are always making an extra mile for customers - not at all. The only person that was nice to us, that actually knew what he was doing, was qualified and skilled was Callum (I believe he was like a team leader or supervisor that was coordinating works for the first weeks after we moved in)- This guy should be a head of heads, I swear! The only person in this whole development that never made us down. Unfortunately, all the other builders etc when they were coming to our house to sort out snagging, they did very poor quality job, and when we were telling them something's wrong, all we heard was 'have you ever bought a new build before? No? Well this is what it is'.Few weeks after completion, we had a call from someone from head office doing feedback over the phone. We said all what the sales lady's done to us, they apologised over the phone but they didn't do anything to her.Month after month, snagging still not completed - even worse, contractors coming to our house were causing more damage so the repairs list was getting longer and longer.Looks like nobody wants to work for St modwen - new person working in customer care all the time, so each time you call them to chase outstanding works, you hear ah nothing is reported, can you tell me again what needs doing?We had a window placed in the wrong location, we had 2 leaks that are ongoing for a year and still not fixed, contractors damaged our toilet, my hairdryer and were asking us to use our own tools.St Modwens also installed electricity and gas meters causing us having a massive debt to pay, we were promised compensation for that. Told us to send them over copy of the bill etc, but then of course the customer services manager left, and we received nothing.So many times we followed the complaint procedure on their website (impossible to make a complaint any other way) and this complaint was going nowhere - never had a response.There was one person working in customer care that was very nice and helpful, but left the company as well, there was then Charley and Ella who are very rude to customers.I reported issues (also damages caused by contractors employed by st Modwens) 7 months ago on the phone to customer care. I was chasing this few times in a month and all I heard was I will chase this for you". Six months later finally got a reply from the manager Josh saying that nothing was ever reported and there is nothing on the system.It is now a week until my 2 year 'guarantee' will come to end end

House is nice, area is good. Sales & customer care are useless. Multiple issues when house exchange happened. During the house build barely got a view on our own home which we were buying. Sure covid was the issue but everyone else on the estate and after seemed to have full reign over their homes and decisions we had just an half hour slot to choose everything.Customer care is rude. Hayley Wilkes has been the only person who has been amazing throughout any issues I’ve had and managed to get bookings and sort my issues out. She is the only reason I’m giving 2 extra stars.

Bought a new home here last year. The management company is a joke. They ask for ever increasing fees in spite of the fact that you're told the fees are expected to decrease as the estate continues to grow. These fees are used to pay for uprooting trees which are then left on the ground for days. A bag of grass clippings has been left outside of our house on three separate occasions for weeks at a time, discolouring and killing the grass beneath. And in spite of the high fees, the management company appears to be incapable of ensuring safety, as there is mould growing on one of the children's play areas, and big loose stones on the sign at the front of the neighbourhood.The salesperson we primarily dealt with was easy going but other sales people we had interaction with were very difficult. The snagging process has been long and drawn out, but the team who have been responsible for carrying out the required work at the house have been lovely.When we encountered a serious issue with the house, the customer service team's response was incredibly lacklustre.

Best new housebuilder we've used with good quality appliances included. Site management fees whilst annoying when everyone has community facilities maintained by the LA are relatively low at a couple of hundred pound per yesr

multiple issues upon handover, some of which have yet to be rectified more than 2 years later, arrogant customer service. when I raised concerns with Ilan shapiro their CEO of customer care he dodged my calls and after 3 months of back and forth he tried to pay me off a few dozen pounds and sign a NDA after making me listen to his resume and self praise. Glan llyn plans constantly downsized and won't be anything like what's advertised. the House is nice, bright and attractive and I think St. Modwen houses are some of the best on the market but better to buy it second hand and enjoy the house after someone else has fought with St Modwen and ironed out all the snags. Good house, useless company.
