We engaged Hortons in June 2021 to do the necessary valuation to facilitate the process for enfranchisement of the lease relating to our house and then negotiate with the freeholder's valuer.Hortons were recommended by our solicitor because of its involvement with other leaseholders on the same estate. Unfortunately this was not understood for many months by Hortons which worked under the misapprehension that we were part of a group case with other leaseholders despite it being made clear by us at the outset that we were a separate case.This misunderstanding persisted for many months despite attempts to flag the issue with yourselves.Eventually after the intervention of our solicitor matters moved forward and a valuation, with flaws which you acknowledged, was produced after 8 months. This should have taken maybe 2 weeks.With my attempts to raise a changed position going unanswered by Hortons, our solicitor contacted you again in November 2022 to advise that the position had changed following the signing of a Deed of Variation and a refreshed valuation was required from Hortons.It was debated by the solicitor whether what was produced was sufficient given its flaws but on balance they were prepared to serve notice on the freeholder in February this year. They received the freeholder's acknowledgement of our right to buy in April when they asked Hortons to negotiate with the freeholder's valuer.Since then neither the solicitor nor ourselves received any communication from you as to progress or otherwise with emails not answered and phone calls not returned as promised.The solicitor then suggested in September that another valuer be engaged as they were unable to communicate effectively with Hortons on multiple cases. In the circumstances that is what I did.Accordingly, we had to start again with another valuer and pay for a fresh valuation. They completed the valuation and negotiation process professionally in 3 weeks, were cheaper and easy to contact unlike Hortons who had failed to complete the process after over 2 years.My request by email for compensation and a simple acknowledgment of that email was not answered by the owner or his assistant.So to sum up, there are major issues with:communicationtimelinesscompetenceservicehonesty (calls not returned despite numerous repeated promises and double charging, which, to be fair, was refunded when challenged)value for moneyThere is also a fake review of Hortons under my name and email address giving a 5 star review, which Google have been requested to remove. Please note.

I can’t talk highly enough of the team at Hortons. Their communication from start to finish was superb and always consultative. It is clear that their experience is second to none and most importantly of all they negotiated me a much better deal than I could have hoped for

11 out of 10 or 5.5 stars!Colin and his team were nothing but helpful, transparent and honest with me.I presented Colin and his team with a section 42 lease extension query that (on the surface) looked to be difficult in terms of the legality and the process.Colin could well have quoted me any amount and I would not have had anything to compare it with as I am very new to property. Instead he gave me some very useful free advice and has been contactable and super helpful ever since.Definitely restored my faith in surveyors and has made the whole process feel less like shark infested waters and more like a picnic!I would recommend Colin and his firm highly and will certainly avail of their services in the future if and when needed.

I had a ludicrously expensive lease extension offer from my freeholder and had spoken with other surveyors. Safe to say it was quite a stressful situation (especially with all the technical jargon). After dealing with Colin, I found Horton’s to be ‘refreshing’. Straight to the point, relatable, friendly and to top it off saved me money! Would highly recommend to anyone who was in/knows someone in a similar situation to mine.
