Nice room with period features and located close to the City centre. Ample tea and coffee making facilities. Clean and good value.

Stayed for a few nights. The room was very expensive because of The Fringe. Edinburgh City Centre is a twenty minute walk. Good public transport links. Plenty of shops and cafes nearby.The room looked like it hadn't been cleaned in a while.The towels were covered in stains and worn. The bedding looked like it hadn't been changed from the previous occupants. The drain in the shower cubicle was clogged. Dust everywhere. The floor was filthy. Finger marks on light switches and on the window.The toilet was dirty.

Greeted by friendly staff who already had our room ready ahead of check in, we were able to check in earlier than expectGood location, very clean and organised. The shower was really good and bed was comfortable. No issue with being too cold or too warm.

The worst hotel I stayed in. Extreme dirt, pillows and bed with an intense sweat smell, bathrooms in different rooms separated by a wooden board, both neighboring rooms you can hear EVERYTHING, from farts to the smell when they defecate. very uncomfortable beds, 2 floors up the stairs, it's hard for me to find more qualifiers... they stole my watch, perfumes, jewelry. police report that they refused to carry out... an experience to forget, in Central America and Africa they would be horrified to see it!

I stayed for a couple of nights and it met my needs.The room was large and had a kettle and good sized bed. The sheets were clean but the room itself could do with a proper deep clean.The staff were friendly and welcoming and didn't really have any issues.It's location means it's close to the old town and there are several shops just a few minutes walk away for food and drink.For a couple of nights it's fine but I wouldn't use for a long stay.

I had a reservation with them and asked for a late check in (11PM instead of 9PM). They said there was no issue and that cash was needed in hand to pay the late check in (20£ to be exact), we even gave updates while we were on our way for them to know exactly at which time we would arrive. To my surprise we got there and no one was inside nor answered the phone stated for this kind of situations so we had to search at midnight for another place to sleep. We even tried to reach them out through several phones and email we found on Google/booking.Cheap is sometimes expensive and this is a great example of it. Thank God booking stepped in and cancelled our reservation with no extra fees, otherwise we would've lost 500€ just because of pure incompetence from the guest house staff.So do yourselves a favour and AVOID THIS GUEST HOUSE!!!, there are plenty of other places in Edinburgh worth your money and this one is clearly not one of them.

I booked a room for three nights in August. When I got the information on my email everything was fine except for the month.There was a mistake cause I'm sure I chose August instead of November,the month written on the ticket. I immediately cancelled the reservation and wrote to the hotel and called the intermediate agency AGODA. The company said the hotel was responsible of giving me back the money but due to their policy rules there wasn't any possibilities.I won't recommend the hotel nor the agency to anyone of course.

Stayed here two nights in the building opposite to the reception. The room itself is quite nice, very clean, ample tea/coffee/creamer. Easy walking distance to the castle and city centre. Worth the money and I would stay again.Just some feedback: kettle is old and the insides don’t look too clean. More body wash and shampoo could also be provided via a dispenser. Walls are quite thin so you’ll be hearing muffled sounds from your neighbours.

Highly recommended accomodation in edinburgh. Spacious rooms, quite far from city centre but accessible to public transport and shops. We love our stay here.

I don't recommend you to stay at this hotel for even a day. Firstly that its overpriced and not worth it for the price and you don't even get a breakfast service. Addtionally the rooms suck its mostly only one big room with beds and one TV and one very cramped tiny bathroom AND the worst is the beds are terrible I couldn't sleep at all. This is a terrible hotel and you honestly shouldn't come here. I hope this helped.
