Extraordinary homes, absolutely lovely in size compared to most places to live in Norwich! Built to high standard in a lovely area. Local amenities close by including Morrisons, Poundland, B&M & lots more. Surprisingly quiet even when football is on. Overall one of the best places to live in Norwich If your looking for apartment life.

New build, hi-spec flats with balconies. A 2 bed flat to buy, £220k-£280k+, 1 bed flats £180k-£210k. Shared ownership options are available. Each building has its own neighbourhood officer. £1200 for a 1 bed is the average private rental market price for Geoffrey Watling Way. The Canary Quay compound has a mix of private buyers, private rental tenants and social rental tenants.Regular, twice weekly cleaner for the buildings, included in service charges so the communal areas are clean. Secure mailboxes outside, air conditioned foyer, CCTV in communal areas private gardens at the rear for residents, private rubbish area, each block has a designated bike cage area and CCTV for its residents. Flats have great sound insulation. Council Tax C band. All walls are painted white upon moving in. Brand new bathrooms. Flats have video entry intercom, to see who is ringing before allowing them to enter. Smart meters for heating and electric are housed in a cupboard on each floor and due to being a new build, all is modern.There is a riverside retail park for shopping (Boots, Costa, B&M, Hobbycraft, Starbucks, Morrisons, Poundland etc) and the train station is within walking distance for London and Cambridge access. Norwich Football Stadium is next door. There is a river next to the flats, and Trowse is on the doorstep for cycle rides. There is an Odeon nearby and the riverside for restaurants. The view can become tiresome at times of NFC and flats, so it is best to make your balcony some sort of an oasis with plants and a trellis.There is a shortage of car parking which results in the road being crammed at times. This is the only area that needs improvement. Complaints are handled by the designated Beat Police officer and neighbourhood officers who reply swiftly and who are excellent at their jobs who enforce a strict no anti-social and cannabis policy which results in a lovely area to live and respectful neighbours.
