Fabulous modern, well priced rooms 10 mins walk from town centre with everything you need including a fridge, microwave, and comfortable bed. Very accomodating hosts and a lovely on site housekeeper called Emma. Definitely recommended and from now on our go to place to stay in Lincoln

Well appointed room, great facilities and close to Lincoln center.

Marie and Clint are amazing hosts. The highlight of my stay at the Brayford Guest House was the exceptional service. Marie and Clint went out of their way to make sure that our stay was comfortable and were really good at conversations. The room itself was spacious, clean and fantastic! Breakfast was great (I chose the Vegetarian option) and the location while not right smack in the city, was pretty was a quiet a good neighbourhood. City was accessible by foot in 15mins. Booking via their website was straightforward, clear messages were given on the check-in and check-out process. Overall I had a great stay!

This was a lovely place rooms where so bright and airy the bed was very comfortable and there was a fridge and fan in room also a hair dryer, TV with sky, and WiFi but we couldn't get it to connect, shop across the road and canal at bottom of the street which was a lovely walk on a warm evening

Hi having just got back I thought that I should write this review. We booked 2 rooms through booking. Com we were contacted via the Internet by the owners. The whole process from booking to checking in is seamless. We had rooms 6 and 9. Room 6 is in the main house on the 1st floor and is a small double bedroom with a shower and mini kitchen. Very nice and clean and perfect for our needs. Room 9 is in the courtyard around the back and is a single room. It is tiny but it served its purpose well. There is an ensuite with a toilet and shower. Also a big tv above the bed . There is also the usual tea and coffee facilities. Again perfectly adequate for my needs. Free WiFi is available but my phone was very slow in loading it up. A quick call to the very friendly owners and it was sorted. It did drop out a couple of times and reloaded very quickly. There is no car park available but you can park for free on the streets. A permit can be left in the room if you ask them. All in all a very pleasant place to stay with superbly friendly owners who are used to daft questions. 1 last thing. On arrival day they send via email a code for the room keys. These are kept in little key safes at the front of the house and the courtyard rooms around the back the keys are outside each door. Again use the code to get the key from the little safe. Would I stay again. Yes please . A very pleasant little guest house. Oh and it's only a 15 minute walk into Lincoln.

This is a 'what you see is what you get kind of accommodation'. The rooms are small, with a very small ensuite. There is a TV, kettle, microwave and fridge in the room, with a double or king bed depending on which room you book. Personally, I found the bed uncomfortable, and the pilows were way too hard. This is why I have to give 4 stars. I could also hear road noise and the TV in the room next to me, as the walls are quite thin. However, the price is one of the best in Lincoln, so it is perfect if you just need a bed for the night. It's residential parking, and you can have a permit if you ask by email. However, there's also a 2 hr parking bay at the side, active between 8am and 6pm, so you can park without a permit till 10 am, if a space is available.

Clean , nicely decorated, and spacious rooms, well equipped with microwave, fridge, kettle, ironing board, and iron .really comfortable bed .4 minute walk to the canal side restaurants and bar's .Didn't actually meet the proprietor, but spoke on the phone and seemed very nice .Would highly recommend

Well presented venue . Comfortable beds nice touch with the mini kitchen 10-15mins walk to the main centre.Our only let down but was not fault of the venue was the roadworks outside at 7.30am on a Sunday morning.
