Grossly Negligent. Borderline Dangerous.We paid circa £1500 for a level 3 Building Survey. The report failed to highlight that electrics in the house were dangerous -- it took an electrician all of about 8 seconds after stepping foot in our house to uncover the raft of issues -- and failed to highlight that the house was riddled with visible(!) lead pipework.This is before we even get to our flat roof. The surveyor told us the roof had at least 10 years life in it, that pooling water was nothing to worry about and the roof was in good condition. We've had three separate roofing companies since tell us this should never have been signed off by a competent professional. The roof is a patchwork quilt, has no incline so water sits on top, softening the boards, and we have had two instances of water leaking through in less than three months. It turns out the patchwork quilt roof was to mask former leaks. The roofers stated this could not have been missed by anyone that knew what they were doing.I would not use Flettons again under any circumstances. Their negligence has cost us thousands of pounds. Put Flettons' considerable fee towards hiring a roofer, electrician, plumber and structural expert that actually knows what they're talking about. Absolutely disgraceful.

Simon and the team went way above and beyond to book us in at the earliest opportunity, provide a thorough and fantastic final report, and answer all our follow-up questions after the event.Simon was very considerate of our need to arrange a survey at the earliest opportunity as we are looking for a speedy move, and was able to secure a date for us weeks before anyone else!The final report was incredibly detailed and thorough, highlighting the risks and crucial health and safety concerns. Had we not been dealing with a company for the purchase, this would have undoubtedly saved us thousands.Lastly, Simon is always incredibly friendly, polite, and professional. It has been an absolute pleasure to work with Flettons, and we will ensure to continue using them for all future surveying needs!

We booked building surveys twice for two different properties and I would definitely use Flettons again in the future. In both cases the surveys were very detailed and extremely useful to understand the status of the properties. Communication was smooth and we had no delay in receiving the reports. Simon was always available to follow up multiple times for clarifications on the reports and recommendations.

We asked Flettons to survey a property that was 20 years old. They advised a level 2 survey was all we needed at that age, but on our request caried out a more expensive level 3 report. Report was done on time, summary report was sent before the weekend so we were not on tenderhooks over the weekend. This was then followed by an easy to read comprehensive report which was very useful and informative.

I give Flettons 2-3 stars for the initial booking and 5 for the survey/surveyor. We had some issues when booking the survey at the start as we had phoned and confirmed they had availability when we needed and even received a confirmation email upon payment. However, when we rung them to confirm a date, they didn't even realize we were in the system and had paid which wasn't reassuring. The price of the survey was more expensive than competitors so I would have expected them to be on top of things. My initial impression with the person answering phones wasn't good. Luckily, the survey was of much better quality. The report was very clear and detailed. It was well laid out and organized as it was color coordinated which made it easier to understand which areas were of higher concern. Simon was extremely helpful answering our follow up questions over the phone.

Flettons did a great job on my survey and provided a clear, detailed report in good time. Simon also made himself available for a call following the report to run through my questions in more detail. Would recommend.

An excellent service. I asked for a level 3 building survey and was thoroughly impressed with the level of detail, and care taken to provide me with a comprehensive and fair assessment of the property I am purchasing - a top floor flat conversion of a Victorian property in North London. Simon also made himself easily available to run through the survey and discuss key items. Flettons Surveyors is highly recommended to all careful property stakeholders. Simon went above and beyond with my level 3 survey leaving no corner of the property unchecked with over 100 pages of information. He uncovered damp, rodents and many other potential issues. Would 100% recommend, especially to anyone purchasing an older (victorian/Edwardian) property. He has also taken the time to thoroughly explain points over the phone and answer any questions quickly. When booking, do consider that the level 3 survey takes about 2 weeks to receive, (understandable for the volume and thoroughness of the information). Just make sure you book well before exchange to give yourself time for all the follow up investigations and and necessary renegotians. Thanks so much Simon!
