Happy Lets

The experience I have had at Happy Lets has been fantastic.Lesley Barclay and Adele Allardyce at Happy Lets are exceptional in their ability to solve any issues and make things run smoothly. This is true for a Landlord or a tenant.I did my research and visited quite a few different Letting Agents and it was an education. I met disengaged inarticulate agents in dingy premises. I could write a book here but I wont.By contrast, Happy Lets has an inviting bright office in the centre of Hamilton. Lesley and Adele are natural communicators and everything is explained clearly and competently to you. The stress and worry you once had is taken away because they are professional.If Happy Lets were a hotel brand it really would be the Ritz Carlton.Thank you Happy Lets

Nice enough when letting the property, however their communication is abysmal. Repairs are not completed timeously, even when a reported leak is left so long that the water physically comes through your ceiling. 14 weeks since the initial repair request was submitted and 8 weeks without a working shower, mould spots on ceiling and still waiting for repairs. Still happy to charge full rent though.

I’ve been with (as a landlord) Happy Lets Hamilton since 2016 and couldn’t be happier with them. Lesley, Mandy and Jack are easy to deal with, quickly find new tenants and deal with all the hassles I would otherwise get stressed out by ie exactly what you’re looking for in a letting agent. They’re worth every penny of their fee.

Poor at chasing up repairs. Reported faulty cooker 19 october still not fixed. Two months with a half working cooker which can be replaced from argos for £40. Exact same part.Lots of back and forth. Report repair, get response saying contracter will be in touch, wait weeks without response, email back, repeat process.Leak under sink took days to be seen to leading to heavy damage and then even more damage when plumber ripped apart back of cupboard and left it as is. Kitchen unit is now falling apart and waiting weeks for repair.Been told awaiting landlord response while Im sitting with a cooker that doesnt work properly for christmas and a sink unit that is literally been held togther by the plug socket inside.Took over a month to even check if plumber had been out.As a tenant I would reccomend avoiding this compa

Absolute shambles of a company.I’ve had two properties under this lot.First flat was under a state of disrepair form the get go and was promised work would be done to fix all issues. This never happened. Left with no working boiler and no working shower for 5 months. Moved to a new flat and everything LOOKED fine on the outside. A few months later downstairs had a leak coming through due to dodgy plumbing. This was never fixed. Funny how these people have a way of blaming you for THEIR short comings and lack of professionalism. AVOID HAPPY LETS and ANY OTHER PROPERTY OWED BY GEORGE WATT

Hi I am a landlord of a property in Hamilton and Happy Lets have been the management company for the last 3 years.I cannot praise their service enough. Their professionalism , communication skills , knowledge of legal matters referring to letting issues and their vetting of clients is second to none .Also payments are prompt with corresponding statements e mailed as back up .My sister in law rents a property in Ayrshire and uses a well known national letting agency . The problems she has had are numerous and she often comments to me : I wish there was a Happy Lets in Ayrshire as the service you get from them is far better than the one I get ." that statement speaks for itself !"

Trying to get any help in an emergency is a nightmare 24 hours on no electricity or gas cooking facilities or water due to a leak that has came from the neighbours. Made contact with happy lets 9am yesterday morning promised work men by the afternoon came and went and still no one to check if things are safe.

We have been a tenant of Happy Lets Hamilton for over 6 years, throughout that time they have always done everything possible to assist us with our queries and repairs. Thank you to Lesley and Mandy ,who dealt with us throughout our time with them.James

One star is to many for this company. Their professionalism was the worst I've ever encountered as a tenant. Worst experience! when we decided to leave the property after 4 years. They expected the home to look like a show home when we left. After 4 years there's no way it will look like brand new home. We had a full on leak in the kitchen that left the floor soggy and it took them a week to come and stop the leak and repair it. Unbelievable. I could go on. Stay away!!!
