We had a leak in the kitchen and had to beg to get it fixed, when they did fix it they only patch the hole and didn’t check for any long term damage. 2 weeks later we found a mushroom growing out of a hole in the ceiling in the kitchen they only patched up the hole and seemingly couldn’t be bothered to fix the issue long term. When we explained this to members of the team they were very rude and unhelpful, telling us to “wait” for an unspecified amount of time. Save your money and don’t move here

almost DIED living here from the mould it took them ages to sort out that continuously grew in my room had two leaks in my room our kitchen ceiling literally COLLAPSED our freezer broke for ages ruining our food and they did nothing about it bathrooms with no working locks toilets don’t flush dirty marks on the walls since the day of entry hinges on cupboards and wardrobes broken these people actually don’t care if you live or breathe as long as you pay their extortionate rent for the PRISON that is manchester court was the worst thing about first year don’t put yourself through it trust me

Don’t book to live here even if your life depends on it… Fire alarms go off all the time and they take a good hour or so to turn them off. Ordering something online? Don’t. They close the office as and when they feel like it and it’s not open on weekends. As of writing this today the office has been closed for two days and is now going to be closed for another three. The windows are filthy, there are holes in the walls, the place is dirty, yet they have the nerve to constantly send us passive aggressive emails about cleanliness. Don’t live here. Go spend your money somewhere else this place is going to the dogs.

If 0 stars was an option it would be that.I wouldn’t move back here if my life depended on it, all rooms full of mould, everything broken and doesn’t get fixed when reported multiple times. You may as well live with the rats that are at the bins and run around the building, someone else came back to a dead one in their kitchen sink a few months ago. The office is open a total of 15 mins a week if you’re lucky and they also allow people to go in your flat without permission or notifying you. Fire alarms go off constantly and it takes 3+ hours for someone to come turn them off no matter what the time is.

this accommodation is sub standard. unstable and insufficient management that have changed positions 3 times in my tenancy. no support to students living here in awful conditions.

I have rebooked the same room with homes for students for my 3rd Year. The staff are friendly and there is always someone present in the office. My room is perfect, it’s big, new mattress, big wardrobe and a desk with shelves. I share a bathroom with 2 other girls, and it’s absolutely fine, we respect each other and keep it tidy. So sharing a bathroom is no worry. It’s in central Manchester for an affordable price. Can’t ask for anything more really.

Don’t recommend living here, plenty better places, the only thing desirable is its location and close proximity to arnedale and printworks. Complete rip off and waste of money.

Good luck if you’re ever planning on living here, or even being in a 1 mile radius of the place. If you like the smell of mould then this place is your perfect home. This accommodation isn’t fit for wild animals. I know you may be desperate for accommodation but I’d fully recommend sleeping in Piccadilly bus station. Not only will it be cleaner and warmer, but probably smell nicer too. Staff are never in as they work for around 15 minutes once a month. Maintenance? Doesn’t exist. Broken beds, mould, broken oven (so hope you’re not hungry), whole place is damp and dull as well. What more could you ask for? Bins that are overflowing, bins that set on fire and bins that have rats in them. Lovely. Overall, never come here.

Absolutely fantastic service. Joanne looked after us from the start and ensured all questions were answered and never made it feel like anything was too much trouble. She guided us through the whole process and helped us navigate booking and the paperwork. She's a star!!! The rooms are a fantastic location, just a few minutes walk and you are in the middle of it all. The rooms themselves are really lovely, modern and fantastic value for money. Would highly recommend !!

I highly recommend you go elsewhere frequent fire alarms throughout the night which staff don’t turn up for hours to turn off due to no on-site staff. The office is rarely open so don’t expect to ever get your parcels and deliveries and a lot of the time they say the office is open but it is not. If things are broken they won’t be fixed the flats opposite have been able to watch me get changed for since I moved in 3 months ago due to the lack of blind. Mould in showers and baths. Washing machienes don’t work. Not enough chairs or sofas for the whole flat so can’t sit all together. They constantly make excuses for why things are happening and take no responsibility for what’s going on in their accommodation.
