Estates Property Management

It's been 2 years since EPM (Managing Estates Ltd) started managing one of the block in which I own a property (in Harlow). This block is better managed than the previous block agent, for far less cost and our service charges are way lower now to boot!Since then, EPM have won 2 more competitive tenders to manage blocks in which I am a stakeholder - both of these blocks are in London, and they have been managing both these now - one for more than a year and the other for slighly less than one year.Their service has been outstanding.They have not only managed the day to day block management extremely well, and their knowledge and expertise was crucial in managing the complex cladding issues on 2 blocks, which are still ongoing, but we seem to be far ahead of other blocks in our neighbourhoods (blocks managed by other block agents). Furthermore they have managed the section 20 major works too and are excellent in communicating and engaging with the leaseholders (despite often inheriting toxic relations left by our previous agents). All of these 3 blocks had large well know brands managing them but all with varying degrees of very poor service.It's hard to beleive that we can get better service for less money, and they have been reducing our service charges - always striving to get us value-for-money from our contractors. I don't know how they manage so many blocks so well throughout the UK - but they do and they have systems, processes, a good team, great leadership and ethical practices (which is so lacking in the market place). Furthermore, the senior block managers are owners/directors of the company (and that probably explains a lot) and they are all RICS qualified.I can't reccommend them highly enough.

very professional management company, looked after a small development in Manchester for many years, and dealt with a tricky period after the original developer left the development in a bad way.Would have no trouble recommending them to anyone!

Poor Management and Lack of CommunicationI am extremely disappointed with the management company of our building. As an owner and landlord of an apartment at Kingston Quay, I have experienced a complete lack of communication and professionalism from the management team.Not to mention I have paid more than 4000£ for factor's fees in the last year for ONE property.Despite following all the necessary procedures and regulations regarding short-term letting, the management team threatened me and deactivated my entry fobs without any clear explanation or justification. I have been locked out of the building on multiple occasions, including one time with a potential tenant, which caused significant inconvenience and embarrassment.Furthermore, I have made multiple attempts to communicate with the management team, but my concerns have been consistently ignored or dismissed. This lack of communication and poor management has made me feel disrespected and undervalued as an owner and customer.Overall, I would not recommend this management company to anyone, as their actions have caused me a great deal of stress and frustration. I hope that they can improve their communication and management practices in the future to avoid similar issues with other customers.

Since then I haven’t see any form of maintenance in the building but at Uni days I wasn’t aware of anything about factor and the services they provide.But destiny bought us back and we both few properties in Wallace street since 2013 then I realised the importance of what a factor is and how important they are for the well being of the people living in the flats and property value appreciation.The flat always had bad reputation and police use to be all around the year. I did raise concerns with the previous factor and they only respond when I stop my monthly DD.Finally similar to me various other flat owners started making complaints and we ended up removed previous factor and unanimously we selected Managing Estates Ltd since 1st June 2022 to provide factor service.Since the day Managing Estates Ltd started they have shown continuous improvement in every nock and corner of the building. I have a big list of all the improvements they have done and will keep track of their continuous improvements.The building was constructed in 2008 and only in 2022 the building had :1) first ever fresh quote of paint and colour coded to have a modern look,2) the carpets in the common area was so filthy and has been replaced,3) the roof titles has been changed,4) all the common electrical lights has been changed to LED,5) ever dark and unsecure basement car park has been secured with 24/7 CCTV and bright tube lights,6) Secure ANPR cameras has been installed,7) new access fob provided and ensured that it can’t be cloned at all,8) new automatic secured gates installed,9) garden area has been well maintained and can see pet owners going for a walk and kids playing,10) More visible security area,11) As on date I can see the property value has increased due to high end maintenance.The list keep going but I will stop here and appreciate MXM for providing their valuable service.

I recently worked with Danielle at Estates who provided exceptional service. They were professional, knowledgable and proactive in addressing any issues. Communication was excellent, and they kept me informed every step of the way. I highly recommend their property management services.

If I could leave 0 stars I would but it doesn't give the option.This mob took over our blocks in June 2022.1st thing they did in their infinite wisdom was to block all 8 enterance where you need a security fob to enter and opened up 2 doors with no fob required.I enquired why they had did this and was told it was to stop undesirables entering the building.Undesirables no longer need a fob to enter as the 2 doors left open have no security.Added to this that due to all entrances being blocked people leave the fire exits open so there is now 8/10 entrances into the building with no security required.Caught their night shift worker oking about the car park at peoples cars at 4am and he stated he was just picking up rubbish, at 4am in an underground car park ? I dont think so.I have recorded and took pictures for my local council who have advised they are looking into this company after many complaints.KEEP CLEAR AND AVOID THIS COMPANY AT ALL COSTS.

calling all trades do not use this company . we did a job for them we made clear the hourly rate and even did the job cheaper then because we where unable to repair there and then due to the entire shower tray and tiles possibly the floor needed to be replaced they left us a bad review. be aware of this company not professional at all.

I was super excited at first as I was hoping that our complex finally found reliable factors. Oh man, I was wrong…my fob stopped working and security staff had no idea what to do! That’s obviously not the staff issue, but theirs as they didn’t train the staff properly, I felt sorry for the security guys. My boyfriend call on the number on their website and when finally someone picked up the phone they didn’t want to even deal with it and were arrogant. Don’t let me even start with the new gate system! Well I would not recommend, save your money and your nerves.

In 2015 Finley Park ltd farnworth approached managing estates to manage it. With no hesitation we gave them the contract. Within a matter of time we got together to work on our service charge were it was managed to go from £1200 down too £900. Also we now have a caretaker that looks after all the apartments and housing from cleaning, painting gardening etc. Also working together we are slowly making finley park a more eco friendly with the installation of leds all round in the communal hallways and having all intercom brought upto date. I highly recommend managing estates if your having problems with yours.Director of finley park.
