YPP Lettings University Office

Would give 0 stars if I could. Avoid at all costs — they will do whatever they can to keep your deposit at the end of the tenancy.I let 3 bed flat with friends — the flat itself was ok and quite well fitted, but YPP were awful landlords. The property was not well taken care of, with endless leaks (from outside and from other flats in the building) rats, damp, and even false fire alarms at unsociable hours because water was dripping into the smoke alarms!! Getting them to properly fix anything was like pulling teeth, the goal seemed to be to patch things up just enough so that we’d stop complaining, knowing that we’d move out in less than a year and they’d have fresh tenants.At the end of our tenancy they claimed back 60% of the deposit despite us leaving the flat in arguably better condition than we found it. After a month of back and forth with YPP and the Tenancy Deposit Scheme I’m still left without my deposit and with little hope of getting it back. YPP made frankly ridiculous claims and then made no effort to compromise or even try to understand our perspective.The staff in the office seem like fine people, but I get the impression that there’s a lot of staff turnover and a very tenant-unfriendly culture at YPP. Getting anything sorted in the office was usually quite difficult. For example, in my first month they mistakenly told me I was in rent arrears. I called to figure this out and it seemed there had been a mix up as they had changed their internal systems. I was assured it would all be sorted and that I wasn’t in arrears. However, the next week I got another terse email telling me I was in arrears when I wasn’t!Avoid if you possibly can. YPP is an organisation that prizes profits over anything else. They know they have a never ending stream of student tenants and use that to get away with being awful landlords.

Absolutely vile lettings company. The staff at YPP are lovely and will try to sort things but you have to ask numerous times. The complaints department are absolutely awful they ignore you for months. I’ve had several issues with my flat since moving in and it’s not worth it at all. They claim to be ‘luxury’ but it has been the worst experience I have ever had. Their complaints team simply do not care. We have been out in the freezing cold in the middle of the night due to the boiler exploding and the house looking like the literal titanic, electrical faults. I wasn’t able to even open any windows to my flat until recently. The shower had to be replaced, the mattress, the fridge. I had just done an expensive food shop and they forgot to replace my fridge so I was waiting a month without a fridge or a freezer. They are absolutely pathetic at every level. The building I live in has been made cheaply and the staff all know it as they have confirmed and when my window broke they didn’t even have a contact number for who made them. Anything that could have been wrong in the property has been wrong and their complaints department just do not listen. DO NOT RENT WITH YPP.Other people in the building and the one next door complain about their things not working as well and they are so slow to sort anything out. Oh and top of this there’s recurrent silver fish no matter how clean you keep the place.

YPP are a fantastic, customer centric agency. They make great use of tech to ensure a fantastic customer experience and their team are always fantastic to deal with. Top notch from me.

In short avoid at all costs, unless you enjoy being frustrated on a weekly basis.

This unprofessional company owe their suppliers thousands of money but will leave them unpaid for months and months. Withholding people's payments/wages seems illegal to me. The whole company especially the accounts team needs investigating especially the way they treat their staff. Discrimination and unfairness is the norm in the accounts team which is why they should carry on hiring their family members, mutes and racists who won't speak up about the issues within the company. Good luck to anyone who gets hired in the accounts team, I wouldn't bother.

Don't bother with YPP. Six times are toilet has blocked up and leaks waste water all over the bathroom. We was left 3 weeks without a toilet in are flat during the latest problem. The office people don't care. Maintenance don't care. There's 1 Decent manager in the office. Stay away from them. Update the 1 decent manger was sacked. Zak is amazing though. He did try and help us but the company was having none of it.

Been staying in Oasis Residence. Location is excellent with a lot of facilities. They have been serving free breakfast recently and host more events. Fabian at the front desk has always been welcoming and helpful by always ensuring I have everything I needed!

I rented with YPP Leeds and stayed at the Springfield mount property, a 1bed flat. It was the worst experience ever.The property was filthy and in disrepair. every thing that could go wrong went wrong. everything was broken or not working properly.The fridge/freezer was not working for almost two weeks. The water tank burst and flooded the property. The bed frame was broken. quite a nightmare experience.To top it off they take a huge portion of your deposit and claim it as cleaning expense. ridiculous.

DO NOT RENT WITH YPP CROOKS. BEWARE of these SCAMMERS, they will charge you £150+ “Cleaning Fee” when you exit from your flat. Only to never clean it and just take the money as pure profit. Yet when you move into the property it will looks absolutely disgusting (See Pictures Below).Filthy horrible condition properties. See images below, complained multiple times to them only to fall on deaf ears for months.They will charge you extortionate amounts for small items like 1 balloons, or a box of tea bag left in cupboards, only to throw in the bin right outside the flat 10 second job, and charge you £35 for a popped balloon and a teabag box. SCAMMERS.These are crooks who are looking to extort hundreds of extra pounds from vulnerable students and to scam students from their money. DO NOT RENT WITH YPP CROOKS.

Maintenance team are decent but I wouldn’t recommend the company themselves. The maintenance team have been great with issues around the flat and usually fix them in good time. However we’ve had an ant infestation since August and it still hasn’t been solved. It got so bad that we had to move out because they were constantly crawling all over the floor and infesting any food that sat on the table for 2 minutes but they still won’t give me a rent refund for the month I literally couldn’t live there.
