STAY A MILLION MILES AWAYS!! They have no regard for the tenant, they are rude, only interested in money, very quick to slap a bill on the tenant. Had to leave after 6 months due to the stress they caused me and they are still asking for money even though they are holding my deposit. VERY VERY BAD. If you see good reviews don't believe them, The Happy Tenant must have put them on themselves.

I've been a client of Happy Tenant for a few years now, and just wanted to write a quick note to say how helpful and professional Cordelia has been. Both the day to day property management and recently helping me to find a new tenant have made Foxtons seems like a (very) bad and distant nightmare. Also being patient with me when I disappear and don't respond to urgent emails!

Absolutely garbage company. Not interested in the tenant whatsoever, only concern is maximising money from the tenant at the end of tenancy at every opportunity. Won't be going near them again, worst experience I have had in ten years of renting in London.

I cannot recommend Happy Tenant enough - they relieve all of the hassle of letting / managing properties. The service is commercial, efficient and user-friendly. Importantly their fixed fee structure represents very good value for money, plus their service levels improve our tenants’ satisfaction and enjoyment of their homes.

I've had a very poor experience. They have taken weeks on multiple occasions to come and fix a boiler that had stopped working and have tried their utmost to extract the most possible from my deposit without grounds to do so. I would not recommend using them.

I was recommended to The Happy Tenant company some two years ago after an expensive bad experience with one of London's leading property maintenance companies.I can only praise HTC for their unique quality of services.They are very friendly, very professional and most importantly extremely cost effective.Well done to all The Happy Tenant team

Worse company I have ever had to deal with. Left me living in the property with the damp so bad it made me sick. See attached picture was meant to sort 6 months ago and still hasn't ! 2 times they came round to fix it but instead they came round to view it for a quote! 3 wasted days off (1 of the times they didn't even show up) they had the audacity to put the rent up too!! STAY CLEAR! Even the guy that came round to quote the work said it was the worse he has ever seen and to get out straight away!!!

As a tenant, I had to deal with them for 3 years. I wish I read something like the experience I had with themThe happy tenant summarizes everything that is wrong with estate agents in London:- impossible to join,- takes ages to repair anything in the property (even when no heating, nor hot water), and never properly fix things- During the inventory check, tried to make us replace the old fridge (apparently costs 500£) for a cracked plastic shelf, replace blinds, pay for the removal of the landlord's stuff, ...

Avoid at all costs. Dishonest and unhelpful. If Happy Tenant put even a fraction of the time spent avoiding their job into actually doing their job, they might deserve this single star. This company is so incompetent, the landlord had to become directly involved to sort out the series of disasters of Happy Tenant's own making.Building locks were changed without noticing tenants, repairs are left unfinished if attended to at all, including water damage and mold concerns. Repairs always require follow up as they're not done properly the first time around.24 hour notice is not given in regards to contractors or others needing to enter the property. When requesting to receive legal notice, Happy Tenant responded it was not their job to babysit"."

My property manager Cordelia is amazing. She always tries to sort out issues as soon as possible. Has sorted all of our issues. She takes care of the property as if she owned it
