One Housing

They are an absolute disgrace. They blame you for their incompetence even when you email the chief executive (Richard Hill), who just passes your email onto someone else with a glib comment, think this is for you. They have all kinds of excuse for not responding or why thing aren't done. They blame sub-contractors, who can't do repairs until One Housing authorising them. They say they will organise for things to be done, but don't. I was told I needed to speak to someone in another department, but they couldn't transfer me, I had to phone back and put in a request for that person to phone me back. They over charge you every year and 1-3 years later the money they owe is divided by 52 (number of weeks in a year) and that amount, is taken off your weekly bill. If you leave before the end of the financial year, you lose what they owe you. I was told the money doesn't belong to me it belongs to the building, at which point I explained it's not the building paying the rent but me. There is a charge for the cleaning the outside of the building,i.e window, nobody has seen anyone do this in years. Everyone misses Toynbee, who were in charge before merging with One Housing took over. They try and portray themselves as a caring organisation, when in fact the only thing they care about is making as much money as possible from the tenants for doing absolutely nothing. Trust me one star is very generous for this company.

If I could give zero stars I would absolutely zero. One housing is very poor and their attitude is absolutely outrageous they don’t deal with complaints and they ignore requests. They have absolutely disgusting residents that make false reports and false accusations and One Housing hold this against you with no evidence and have a very very foul mouth. I would avoid having a home with this sort of organisation. They have been reported to the house and ombudsman. I will aim to sue them at all cost as they cannot treat people in this manner and think they can get away with it. Please avoid avoid.

I am a bit surprised that there are so many negative reviews. I have no problem with them. I have been renting from One Housing for almost a year and it has been fine. As a single person I am able to rent a big one bedroom flat next to a tube station - it is really affordable. And I can live with my pet! I moved to a clean refurbished flat even a couple of days before my rent started. I had some problems with heating and electricity but everything was sorted. I never had problems with reaching them by phone and help came on time. There is only one issue - they don't collect big rubbish items and council cleaning service doesn't do it too, they collect only the bins. Once I called One housing and it was cleaned on the next day, now I have to do it again probably. I really hope they will start looking after all areas around buildings because public areas inside are being cleaned once a week. Apart from that - no problems at all.

Not an emergency"

My mother lives in Bank house, sha had a fall, pressed the emergency button and lay on the floor for 5hrs. As of 7 Oct 23, the whole building has been made ill but pesticide poisoning, tried to speak to a member of staff and they didn't seem to care.

I am a leaseholder with One Housing. You know it's bad if I'm seeking them out on Google to leave a review. Never buy from them. They add service charge fees and at will and are not transparent. Their team's response rate is truly atrocious. AVOID.

Over a year all jobs still not completed, mould has returned in the children’s bedroom, one housing never came back to check on the work that had been done or monitored the situation as stated. Called them to report the mould is back ,over three months ago. No one has contacted me appalling I hope the government dose something to sort them out horrible housing, not to mention their employees are so unprofessional especially Dave Hellard very argumentative. My room and cloth’s covered in mould have to keep everything in plastic boxes. Any flooring I get gets waterlogged spent a 1200 on new floor damaged due to ongoing issues , mould now spreading to my mattress and all my belongings, told them about this and they said I should have contents insurance, which I cannot afford as we all know the cost of living has gone up with thousands of pound gas and electricity, these people really don’t care, the state of the property is disgusting, my children are constantly sick , I will be reporting the for negligence to the ombudsmen, so fed up of them they have given me a mental breakdown , but still want rent on time. Would be good if someone contacted me but no one ever dose. Just left to live out of plastic boxes while all my belongings become damaged sick to my stomach with them.

I rarely give any bad reviews, this is an exception! Case support is not existing, when you ask for an update on the case the current case is closed and another one opened. You really need to chase for every single paperwork. Assistance is not existing, case is not solved for over two months!

I have been left with no heating for 4 months. I am disabled with disabled child. The glass is falling out of rotten windows frames. Gaps under doors big enough to out your hand through from rot. Swale heating contractors are just a scam who come do nothing close the job and say uts fixed. Then your playing wild goose chase. They leave you 6 weeks between appointments then don't show up completely illegal. The contractors and sub contractors are useless and rude. Worst housing association I've ever had never experienced anything as bad as this in my life.Feels like being terrorised being left without heating waiting a month then the appointment cancelled day before again.Mental health is taking a toll.

Absolutely disgraceful service. I have been waiting on an emergency repair (which should be repaired within 24 hours) for nearly 2 weeks. I have been going back and forth with the customer service team every day since i reported the issue. They've made several promises that they cant meet. They promise me someone will call me back o one ever does. They promises me someone will be come out to do the repair, no one ever turns up.
