Avoid. Pre-purchase asbestos management survey missed HSE-notifiable asbestos insulating panels that any experienced surveyor would have detected. After we completed the purchase and moved in, my wife was subsequently put at risk of exposure when she started cleaning amosite-containing panels under the kitchen widow which had been undetected by the survey, an area of which was deteriorated and crumbling. Surveyor also failed to indicate the likelihood of these panels appearing behind all the external wood paneling, given the age and construction type of the property. The experienced surveyor named in the report as having undertaken the initial survey was not present at the property that day. Their failure to undertake the survey to acceptable standards cost us a substantial amount of money, as our intention was always to re-insulate the property to modern day standards, and because we were left unaware of the extent and associated cost of asbestos removal needed to achieve this, we took the decision not to negotiate with the vendor over the purchase price to reflect these eventual costs. While Ace Asbestos did voluntarily take steps to encapsulate the panels, even the quality of this work was queried by the contractor who eventually carried out the removal works. Ace Asbestos did also obtain for us a competitive quote for removal under fully controlled conditions by a licensed contractor, but we had understandably lost all trust in this company by this stage, and opted for someone else.
